The value per m2 decreased slightly in September in the smallest units. Values by neighborhood for studio apartments and with 1 to 3 bedrooms
Last September Real Estate Report integrated into its database the information of a total of 28,416 reliable data on used apartments offered for sale in the city of Buenos Aires with between 1 and 4 rooms.
Compared to the previous month, the average publication value per m2 suffered slight reductions in studio and 1-bedroom units, whose prices decreased by 2.09% and 1.31% respectively. The 3-bedroom apartments, on the other hand, experienced a minimal increase of 0.53% while the 2-bedroom units maintained their average publication value in relation to last August.
The smallest units are those with the highest value per unit of measurement (U$S/m2), with this price reducing as the number of rooms increases. Thus, the m2 of the studio units was located at U$$/m2 1,966 while those with one, two and 3 bedrooms respectively quoted an average of U$S 1,804, U$S 1,706 and U$S 1,605 per m2.
The interannual percentage drop between September 2023 and the same month last year reached 4.85% in the case of one-bedroom units, followed by that experienced by the 3 bedrooms, which was 4.35%. The slightest fall compared to the same month last year occurred in studio apartments, with their average price decreasing by 3.67%, while the decrease in the 2 bedrooms reached 4.18%.
In the city of Buenos Aires, the average offer value of a used studio apartment was US$65,000 last September. At the upper end, in terms of housing prices and comforts, a 3-bedroom apartment cost an average of US$ 138,750; while US$75,450 and US$108,000 were the average prices for one- and two-bedroom apartments.
The average, minimum and maximum value, both of a unit and of the m2, can be seen in the tables below along with the number of cases registered as reliable, in terms of the consistency of their information, for statistical purpose.
