PHs have become the most sought-after type of housing for rent in the Autonomous City of Buenos Aires, according to information from the real estate market. These constructions offer advantages that allow tenants to better define their monthly expenses compared to other options.
Especially since it is common for these units not to have to pay any expenses, which is beneficial to the tenant's budget, as they already have to pay the monthly rent. Currently, expenses represent up to 50% of the rental value in several buildings in Buenos Aires.
It is estimated that 25% of rental demand in CABA is specifically looking for PH, according to queries made to real estate agencies. Demand has continued to evolve. David Polonsky , commercial manager of Vremont Pronin, told Infobae that it is very active “and has grown strongly in the last two months.”
Although this type of property is not preferred by everyone, many tenants appreciate its advantages. “During the previous semester, rental values were on the rise, but in the last period they remained stable,” added Polonsky. PHs are usually medium-sized properties, often with a patio or terrace, which gives them additional appeal in urban areas. In addition, they have in common some specific characteristics that influence the household economy.

“In addition, people looking for PHs appreciate that, as they are horizontal properties, they often have better ventilation and natural lighting. This can lead to a reduction in the costs of services such as electricity and gas, helping residents to better control their energy consumption and, consequently, their expenses,” Polonsky added.

The largest PHs, “house-type”, of more than 120 square meters, even exceed a million pesos a month in rent, but with three rooms, a patio and sometimes even a private pool. They are located between Palermo, Villa Pueyrredón, Villa Urquiza, Belgrano or Núñez, where the most sought-after ones are.
At the mid-range, with prices ranging from $700,000 and up, there are comfortable options in neighborhoods such as Parque Chacabuco, San Telmo, Floresta, Villa Crespo, Villa Devoto, Barracas, Chacarita or in areas such as Colegiales. On streets such as Londres in Parque Chas or Cuenca and Lascano, in Villa del Parque, prices vary between $500,000 and $600,000, for units with three to four rooms.
“In particular, these properties are very well located and in good condition. Several owners renovated them before renting them out, which further increases their appeal,” Berberian added. “PHs are properties divided into functional units that are commonly referred to as house-type apartments, with an independent entrance or a hallway. These properties, preferred for their air and sun, are in growing demand, particularly those between 60 and 80 square meters.”
The most affordable ones are in Balvanera, Mataderos, La Boca, Liniers, San Cristóbal, among other neighborhoods. There the cost ranges between $600,000 and $300,000 per month.

Lucangeli added: “Their construction is still in force with buildings of up to 5 floors and prominent fronts, responding to the demand for units with terraced extensions and large spaces. This characteristic distinguishes them as an attractive option compared to conventional apartments.”
The success of PHs is also explained by other qualities such as the possibility of living with few neighbours, the feeling of living “like in a house” and the appreciation of greater privacy.
The types of PH are usually varied, but the most desired are those on the ground floor facing the back with a garden or on the first floor with its own terrace facing the front or back.
“There are two types that tend to be less in demand: those on the ground floor at the front because they have a lot of exposure to the street and little privacy, and those inside that face a central courtyard, since they tend to be small and lose natural light. However, if these inside have access to their own terrace, their value increases,” concluded Polonsky.
