The real estate market in Buenos Aires has seen significant growth in interest in three-bedroom apartments.
This type of home has been the most sought-after for over a year, displacing two-bedroom units, with a 10% year-over-year increase in sales values.
The reactivation of mortgage loans and the search for more living space explain this trend.
Given these indicators, "we're seeing that people are interested in gaining square footage, especially in areas where offices, shopping centers, and educational institutions are located. This explains the growing interest in living in more central areas with easy access to other parts of the AMBA region," Molina added.
Seventy-five percent of searches in the Buenos Aires real estate market are for apartment purchases, and within this segment, Palermo, Belgrano, and Recoleta lead the ranking of the most sought-after neighborhoods for three-bedroom units.
Soledad Balayan , a market analyst with Maure Inmobiliaria, agreed that “the demand for larger units responds to the need for additional spaces for teleworking or family growth, something that has become key in the search for properties in recent years.”
He added that "the reactivation of mortgage lending has boosted the purchase of these apartments, as those seeking financing are looking for units that offer greater long-term comfort."
Traditionally, it has always been the most sought-after, given that it fits the typical family configuration: a couple with one or more children or a newly married couple.
Balayan added: "Furthermore, in recent years, there has also been a growing interest from people who, having lived in larger apartments and with children already out of the home, are looking to downsize and move to a location more suitable for their next stage of life. This trend has revived interest in three-bedroom properties."
Molina added: "Over the last twelve months, the supply of apartments for sale has remained relatively stable. Currently, there is 1% more supply than a year ago."

However, larger units (up to 5 rooms or more) have lower turnover, as most owners prefer to wait for better conditions before selling.
“Prices without a garage in high-demand areas range from USD 120,000 to USD 160,000, depending on the location, condition of the property, and features such as high floors, light, or balconies. Additionally, the average square footage of apartments sold during 2024 was 85 square meters,” Balayan noted.
Three-bedroom apartments remain a popular option, especially among end-user buyers looking to expand their space.
Balayan added: “According to ROI, the majority of three-bedroom buyers are young couples, especially those about to start a family, who are upgrading from a two-bedroom apartment to a three-bedroom apartment. These properties not only provide greater comfort but also allow for the flexibility needed for new homes, thus attracting this type of buyer.”

Starting in February 2024, sales prices accelerated their rate of increase. That month, the price per square meter reached USD 2,370, up 1.3%, following increases of 0.6% in January 2025 and 0.19% in December 2024.Molina added: "Over the last twelve months, the supply of apartments for sale has remained relatively stable.
