The PHs are versatile and combine different environments that, together with parks, terraces or gardens, resemble a house.

PHs offer the closest experience to living in a house. These properties, known as “horizontal property,” gained popularity until they became one of the most sought-after types of housing for those who prefer to live in homes with large spaces, whether gardens, balconies or terraces, and even a highly appreciated barbecue.

Generally, they have more than 100 square meters covered and their great advantage is the absence of expense payments.

In the context of the oversupply in Buenos Aires, more than 8,500 properties are registered for sale, but the rental offer is considerably more limited, with only 250 properties available.

They are present in different neighborhoods, but especially in Palermo, Almagro, Villa Crespo, Chacarita, Villa Urquiza, Villa Devoto, Mataderos, Villa del Parque, Paternal, among others.

The construction of PH is still in force with buildings of up to 5 floors and prominent fronts, responding to the demand for units with terraced expansions and large spaces. This characteristic distinguishes them as an attractive option compared to conventional apartments.

Below is a list of 7 PH currently for sale and which are among the most sought-after in the Buenos Aires real estate offer.

1- Ángel Carranza at 1400 - USD 720,000

It has 290 square meters, 5 rooms, 3 bedrooms plus a desk and 3 bathrooms. It is in the Palermo neighborhood, in an area where several audiovisual production companies coexist.

“This PH, like most, is accessed through a hallway shared with other units. Located at the bottom of the land, it is distinguished by having a 130 m2 garden and private barbecue area. Developed on two floors, it has the characteristics of a house,” architect Patricia Jedvabnik of Abiti Proyectos Inmobiliarios told Infobae.

This property is also usually rented and is sought after by a profile of young people who generally work or walk around the area.

Kitchen integrated into the living room

It was carefully recycled and is in the center of the block, offering a quiet refuge away from urban noises.

Jedvabnik added: “On the ground floor there is the bright living room and a study or fourth bedroom, all with views of the garden. In addition, it has a well-equipped kitchen, laundry room and a toilet. The garden has a dining area, barbecue and bathroom with shower, which provide a perfect space for outdoor entertaining, especially at this time of year.”

It has vaulted ceilings in the living room and dining room, smoothed cement floors and a steel structure to ensure the support of the second level. The kitchen is integrated into the living room and connected to the outside with an internal patio.

Because it is at the back, it overlooks the lungs of the block and has a garden and barbecue area.

On the upper floor, there is a suite with a dressing room and full bathroom, along with two additional bedrooms that share another full bathroom. The bedroom floors have wooden slats.

Emilio Fauro , from Fauro Propiedades, pointed out that "this PH offers versatility in its possible destinations, being ideal for offices or offices, the option of dividing it to rent and, due to its spatial layout, it could also be adapted as a hostel or for hotels."

With grill and own patio

Worth highlighting are the presence of high ceilings, original recycled doors and a marble staircase, elements that add a distinctive touch to the property.

The presence of garages is preferred by those interested, although it is important to note that the majority of PHs do not have them.

When opening its doors on the ground floor, the entrance leads to a hall with a reception toilet, from where you can access the living room or the patio. A hallway from the living room leads to two bedrooms, both ventilated and with a closet. At the end of the hallway, there is a full bathroom and the entrance to the kitchen with a dining room and laundry area.

Dining room and wide distribution

“On the upper floor, when you go up, a hall leads to the living room and you access two bedrooms facing the street, both with balconies. From the living room, through a hallway, there are the two remaining bedrooms. At the end of the hallway, you access the kitchen, adjacent to a small terrace that leads to a unique 130 m2 terrace,” Fauro noted.

It was recycled 12 years ago. During this process, the original internal carpentry was preserved on both floors, while the external carpentry was replaced with aluminum carpentry.

Heating is carried out by radiators with an individual boiler, and the hot water supply is through a hot water tank.

There, near the PH for sale, the apartment that was home to the soccer star who died in November 2020 stands out. This emblematic corner became a place for tributes, Maradonian meetings and popular offerings.

“The preference of those looking for PH lies in the possibility of having spaces such as patios or small terraces, while coexistence is characterized by being more relaxed due to the smaller number of units than in a tower building,” said Pablo Bragarnik , from Century 21 Bragarnik.
