With the growth of remote work and urban lifestyles, young people aged 25 to 35 are looking for homes that combine comfort, connectivity and functionality. The most attractive options for this age group are apartments with a modern design, optimized spaces and a location close to essential services and entertainment.
In CABA, areas such as Palermo, Villa Urquiza, Chacarita and Villa Crespo in Buenos Aires are among the most sought after by this segment. They offer alternatives ranging from compact studios to three-room units in lively areas, including gastronomic hubs and craft breweries that are open until the early hours of the morning.
According to Zonaprop, the average price in the City rose 0.6% in September and stands at USD 2,315 per m2, the same level as in March 2022, although the trend is now bullish and accumulates an interannual valuation that climbs up to 12% in some neighborhoods such as Villa Ortúzar and Palermo, among others.
Additionally, buildings that offer amenities such as a gym, coworking, and shared terraces often stand out, as they complement the modern lifestyle.
In short, there is a growing interest among young people in neighbourhoods with a relaxed lifestyle, accessibility and a diversity of cultural offerings.
Chacarita is a very sought-after neighborhood right now. The most popular homes are those with a balcony.
Chacarita, one of the “coolest” in the world according to Time Out magazine , is an attractive option for young professionals and couples looking for alternatives to more crowded areas such as Palermo and with prices below those of the Palermo area.
Juan Manuel Mampfe, from Century 21 Nimahaus, noted that Chacarita's profile allows those looking for their first home to find an affordable offer without sacrificing quality of life. "The demand from young people is concentrated in one-bedroom apartments, where prices are attractive and the cultural and gastronomic infrastructure is constantly growing," he said.
According to recent data, the listing price per square meter in Chacarita for a 1-bedroom apartment is between USD 1,800 and USD 2,000, and for a 2-bedroom apartment between USD 1,700 and USD 1,900; however, the average closing price is slightly lower: USD 1,703 for a 2-bedroom apartment and USD 1,687 for a 2-bedroom apartment.
"This makes it a more affordable option compared to neighborhoods like Villa Urquiza, where closing prices are between USD 1,900 and USD 2,050, reflecting a substantial difference in the supply of units," said Mampfe.
Villa Urquiza: Another very popular area among young people looking for quality of life and tranquility, with a good public transport offer. Here, apartments can be had from USD 2,414 per m2 used.
Villa Crespo: Known for its modern vibe and proximity to Palermo, in these areas young people can find apartments for USD 2,109 per m2.
Caballito: A more affordable and residential alternative, with affordable prices and excellent connections to the rest of the city. This area has a wide range of green spaces and shopping centers, which makes it attractive for young people looking for a balance between cost and comfort. The average used car price is USD 2,099.

Cuello added: “Several construction companies allow payment in pesos and in installments, which helps young people acquire a property without large initial outlays.”
Pre-construction sale prices are significantly lower than those of completed properties: a studio apartment in areas such as Villa Urquiza or Villa Crespo can be purchased for USD 50,000 in the early stages, while a one-bedroom apartment is around USD 75,000.
In Villa Urquiza, new mortgage loans allow for the purchase of properties at an average price of USD 2,100 per m2 . For a unit of USD 90,300, the loan amount reaches $87,365,250, with a down payment of $512,618. The income required to access this loan is $2,050,472, and a down payment of $22,575 is required.
“In many cases, parents provide financial support so that young people can access their first home through bank financing,” Cuello added.

“In neighborhoods like Palermo and Villa Crespo, buildings with amenities can cost 10-15% more in rent than those without additional services, but they represent savings for the resident in other aspects,” Cuello added.
Units with an open plan and integrated kitchen are a great advantage for those looking for functionality, while apartments with a balcony or terrace offer a plus, especially for those who work from home and value the outdoors.
In addition, it is advisable to review financing options if the objective is to purchase, since the cost of the investment can be more manageable with installment plans.
