On O'Higgins Street at 2300, almost hidden by leafy trees and close to the Yrurtia Museum, a PH inside an Italian-style mansion dating back to 1876 went on sale. This architectural gem is an emblem of the Belgrano neighborhood and represents a unique opportunity for those looking for a property with rich history and refined elegance.

The PH is part of a housing complex that has already marketed other units after being recovered and updated to modern comfort.

The mansion, whose original construction dates back almost 150 years, was owned by Francisco Argerich , descendant of an illustrious family in Argentine history. It is a relative of Francisco Cosme Argerich , a doctor who served in the patriotic armies during the British Invasions and the War of Independence, and of his father Cosme Mariano Argerich , an active participant in the May cause in 1810 and who assisted the wounded at the side of Manuel Belgrano in the battles of Salta and Tucumán. Cosme is considered one of the “fathers of Argentine medicine” and the hospital located in La Boca pays tribute to him.

The history and lineage of the family are reflected in the majesty of this property, which witnessed more than a century of transformations in the Belgrano neighborhood.

The house, located on a large plot of land, was completely renovated by architects Ricardo Carbone and Andrea Guerrieri , experts in the restoration of historic homes who are part of the Estrategias de Intervención studio.

“In its beginnings, the house was a single-story construction, with a central courtyard and an Italianate architectural language, defined by load-bearing bricks bound with adobe mortar. This design, typical of the period, was maintained during the restoration, which respected the original structure and added a second floor in keeping with the three-nave basilica-type plan that characterized the original construction,” Guerrieri told Infobae .

The PH is located in a complex of seven units. This subdivision was the result of a restoration project that not only restored the building, but also included a series of archaeological excavations.

Carbone explained: “During these excavations, ancient underground conduits were discovered that had been designed to prevent flooding caused by the Vega stream, now piped.”

At the back of the lot there was a row of rooms dedicated to servants. The most representative feature of that period was the hydraulic system for collecting and storing water, with brick domes interconnected by gutters. According to documents from 1914, the then owner Francisco Argerich installed the sewage system connected to the urban network.


The intervention in the house included the complete restoration of its facades, removing layers of paint that hid the original stone-like cladding.

The carpentry, both exterior and interior, as well as the Slavonian oak marquetry flooring and the plaster coffered ceilings were also restored, returning the building to its original splendour. The restoration included archaeological work

“In addition to the architectural restoration, the complex was equipped with all the modern facilities necessary for contemporary life, including water, electricity, gas, sewage, Wi-Fi and security,” said Guerrieri.

In the basement, there is a wine cellar, another testimony to the rich history of the building. Carbone added that a small museum was also created with the objects found during the excavations, and majolica tiles were made that document the planimetric evolution of the house throughout its history. The PH for sale has 148 square meters of covered space, distributed in three rooms, two bathrooms and an open garage. From the street, the complex is accessed through a garden that leads to a parking area.

“Upon entering the property, visitors are greeted by an entrance porch and a hall. On the ground floor, there is a living-dining room, a toilet, and a modern kitchen with windows that overlook the private patio, equipped with a barbecue and access to a garden for common use,” said Guerrieri. On the upper floor, the house has two en-suite bedrooms, both with large windows that allow plenty of light during the day. The master bedroom has space for a dressing room or desk, while the second bedroom offers a bathroom with a double sink.

In addition, the attic of the main house was adapted as another functional unit, maintaining the essence of the project: offering quality of life in a heritage environment, framed in green spaces.

Claudia Carrillo Ourens , from Century 21 Carrillo Ourens, highlighted that this 4-room PH distributed over two floors is hidden inside an emblematic mansion. Carefully restored, it has preserved its architectural spirit and combines the virtues of living in a period house with the comforts and security of horizontal property.
