Despite the ups and downs of the market, demand for lithium remains strong , which is good news for the areas with deposits, especially in several provinces in the Argentine Northwest (NOA), which are experiencing a real mining boom. In Salta there are more than 30 mining projects focused on this key material for mobility, in addition to almost twenty metalliferous projects.

In this context, the capital of Salta has become the preferred city for companies in the sector to establish their headquarters. This has led the local office market to reconfigure its offer, aligning itself with the demand for a modern park in line with the 21st century. Jonás Beccar Varela, head of the Punto Corp project , located in San Lorenzo Chico just a few minutes from the capital city, explained that they offer open-plan offices , something new for the local market.
This is the second corporate initiative by Beccar Varela, after Office Park, which was delivered in March of this year and is located in the same area, and is a true example of this growth. Beccar Varela points out that the project, which was inaugurated in August with a large art exhibition, harmonizes both with the natural environment and with the shopping center, also located in San Lorenzo Chico, an area of great development driven by mining and private investment .

According to Beccar Varela, the new offer is intended to renew the local corporate park, which was generally made up of old, refurbished houses. The new offices in the Salta market offer security, storage space and parking, and are in demand not only by mining companies, but also by companies linked to agriculture.“As there are modules starting at 40 m², there is also demand from professionals such as lawyers and accountants,” said Beccar Varela, who highlights that with the two aforementioned projects, he has 100,000 m² of AAA offices in the local market. He also points out that the winery activity is also growing in Salta , boosting demand.
Asked why the province is going against the global trend of shrinking office space, Beccar Varela replied: “The supply here was practically non-existent.” He added that, in terms of corporate square footage, there is still “a lot of room for growth.”

“Offices are important because it is not just about where you work, but also where you make yourself known,” continued Beccar Varela. In this sense, he pointed out that the renovation collaborates with the hybrid work model, since it is much more attractive for a young person to move to work if the office is state-of-the-art.

Domingo Speranza, CEO of Newmark Argentina, a firm specializing in the corporate market, contextualized that expectations are focused on Salta because, among the provinces in the region, it is the one with the most infrastructure. Although demand is not infinite, the trend is interesting because there is no inventory in the city.Speranza estimates the offer values at US$25/m², which represents approximately 50% more than in the rest of the region, and similar to the values in Neuquén or Córdoba.
San Lorenzo Chico is in a prime location , between the provincial capital and the airport, which explains why new developments are located there. In the city of Salta, there are many limitations to building due to the current building code.
Opposite the General Martín Miguel de Güemes International Airport is SLA 5.0, a project by the MDay Group. Magdalena Day , the firm's owner, described the initiative as relatively small, combining commercial premises and offices , with a technological SUM and equipment with integrated home automation, aimed primarily at professionals.

In addition, the group has two other mixed-use initiatives in the capital of Salta: WA Diamont, with three floors of 396.2 m² that are fully flexible , with commercial premises, hotels and residences; and WA Sinergico, with AAA offices of between 50 and 800 m² , a gastronomic hub and a shopping centre, located in front of the Circunvalación Oeste highway.
Magdalena Day said that Route 51, which connects the area where new developments are concentrated, crosses three municipalities and ends in San Antonio de los Cobres. This area, where Salta is growing, already has synergy with clubs, schools and other institutions, forming what she calls “the 15-minute city.”

And then there is the tourist activity, of course, and with the framework described, the possibility that Salta will become a key city for business tourism.
According to Speranza, it is not only the office market that should be used to illustrate the current state of corporate Salta: the growth in the supply of logistics properties and the arrival of hotel chains (this year work began on the Hilton Garden Inn in San Lorenzo Chico, and Dazzler in Salta Capital) also suggest a promising future.
