A developer has a plan to finance new apartments that can be paid for in up to four years

In a month in which there are already 13 banks offering UVA mortgage loans, a developer joins the wave of financing and offers loans , but with a different alternative to what the banking entities propose.

The plan allows you to buy a Prima apartment, the project located in the Caballito neighborhood that the developer CasasARG built in three stages in the Caballito neighborhood . The first was completed in 2021 and the last will be completed this year.

The development with 380 apartments in 7 buildings . “Today we have 50 brand new apartments left that can already be registered with the possibility that the client chooses to acquire them by requesting a loan from the developer,” analyzes Sebastián Sommer, who leads the developer that builds it. . “It is a project that is in the last months of its third stage of construction and the best thing that can happen is that people use it,” he adds.

The developer's announcement comes in a context in which 13 banks launched UVA mortgage loans with annual rates that vary between 3.5 and 9.5% (with adjustable capital by UVA , that is, the installments are adjusted by inflation). The lines finance between 70 and 80% of the value of the property to be acquired (the rest must be paid in advance).

The point is that since a mortgage loan requires a property as collateral - that can be mortgaged - the lines offered by banks are intended for the purchase of used apartments. Brand new units, unless they are ready for deed, cannot be purchased with a mortgage loan. It must be taken into account that new apartments go through a process that takes between four months and a year from the moment they are completed until they are registered.

One of the main differences between this line and the one offered by banks is that the payment term is shorter (four years) and is aimed at an audience that already has a property, but is looking to move. “You have to have an advance of 50% of savings, we finance the rest in up to 48 months, that is, four years,” explains Sommer and adds that this possibility allows them to acquire a brand new home to which they can move and then have time to sell the previous property, in a context in which property values begin to increase. “It is also an opportunity for a target of people who have initial savings or who want to expand,” she details.

The tickets for the properties on offer that can be purchased with this plan start at US$90,000 and the size of the units starts at 40 m², which reflects a value that averages US$1,400/m2. “The fees are in dollars, fixed and paid monthly,” says Sommer .

A concrete example: to acquire a property for US$90,000, an advance payment of US$45,000 is required, and installments of US$937.5 would be paid over four years (over 48 months).

The real estate development of US$50 million investment occupies an entire block between Franklin, Gavilán, Neuquén streets and Boyacá Avenue in the heart of Caballito Norte and has seven buildings with 5,000 square meters as lounges, grill, gym and coworking rooms on a property where the Bonafide factory operated.

The units range from one, two, three and four rooms . Regarding prices, the two 50 m² rooms are around US$123,000, the three 72 m² rooms are US$151,000, and the four 92 m² rooms are US$243,000.

It is exciting to see more options and although I would not get this mortgage product that many banks are offering, it is a trend in the right direction that you wouldn't expect so quickly after a new President but goes to show how great of a job Milei is doing and his team.
