In a market where property prices continue to rise, there are some neighbourhoods where there are still opportunities. This is indicated by the latest report from Zonaprop, whose figures show that some areas still have one-bedroom apartments for less than US$100,000.

Months ago, Leandro Molina, director of Quinto Andar, the group that owns Zonaprop, explained that several clients agreed that 2024 is a year in which prices begin to rise, especially for properties priced at less than US$100,000 . “ Properties priced at around US$100,000 are the ones with the greatest demand pressure , around 40% of the total,” explained Leandro Molina, director of Zonaprop, at the Real Estate event organized by LA NACION at the beginning of July. He also indicated that the pressure decreases as the price of the ticket goes up : “At US$350,000, the pressure drops.”



The increase in the value of the square meter is due, among other reasons, to the decrease in the counteroffer, which in August stood at 4.52%, registering the lowest percentage since the Universidad del CEMA and RE/MAX, together with Reporte Inmobiliario, carried out the series (2020) and showing a figure similar to that given in the time of UVA credits during the presidency of Mauricio Macri. This figure is especially relevant, since, in the real estate market, the reduction in negotiation percentages anticipates an upward cycle in the different price segments.

“It is a significant decrease, because we are already below the historical 5%,” says Fabián Achával, director of the real estate company of the same name, and agrees with Molina that this increase is seen above all in the smaller units: It does not mean that it is homogeneous in all price segments , now we are seeing this percentage of negotiation especially in the low average tickets and in the studios . In the most expensive properties or those with greater square footage, this margin of negotiation widens and reaches approximately 7%. As the real estate market recovers, it will be a more generalized increase.”



Another variable is added to the equation: brokers agree that demand has been aroused thanks to the resurgence of mortgage credit, a fact that also drives up values. “Given that more people can afford to buy a house, if before the owner counteroffered up to 10% of the value of a property, for fear of losing the possibility of selling it, today they are in a position to take a more active stance in the negotiation ,” explains Santiago Mieres, from the eponymous real estate agency.

Which neighborhoods have one-bedroom apartments for under US$100,000?

According to the real estate portal, there are currently around 20,000 apartments listed in the Autonomous City of Buenos Aires for less than US$100,000, in various neighborhoods. However, if the analysis focuses only on the two average rooms of 50 m², with a balcony of 5 m², there are only 12 neighborhoods that defend these prices.

How much is a square meter for sale in the city?

In the third quarter of the year, the average value per m² has accumulated a rise of 2% and exceeds that recorded in the same period of 2023, when it stood at 0.6%. If we look at the increase so far in 2024, this number rises to 6.4%.



The average price per square meter is US$2,315 and rose 6% in September. Thus, a 40 m² studio apartment was priced at US$101,909, while a one-bedroom apartment had an average price of US$122,650 and a three-room apartment, US$168,647.

If the analysis is done by area, in September, 88% of the neighborhoods in the city of Buenos Aires showed monthly price increases , a figure similar to that recorded in 2017. One of the factors that explains the rise in sales value lies in the increase in construction costs, which, measured in dollars, grew by 24.8% in 2024. The report explains that the increase in replacement costs directly impacts the price of apartments in a pit (US$2,712/m²) and brand new (US$2,727/m²).

As for the neighborhoods that defend the most expensive and cheapest values, Puerto Madero heads the list with the most expensive offer on the market, with an average of US$5970/m². Next on the list are Palermo with US$3205/m² and Belgrano with US$3025/m². On the other hand, the neighborhoods with the lowest listing values are Lugano, with an average price of US$984/m², Nueva Pompeya (US$1400/m²) and Villa Riachuelo (US$1430/m²).
