In the search for alternatives to buy housing in the city of Buenos Aires, several future owners and investors look towards areas that, although less traditional in terms of investment, offer affordable prices and opportunities for appreciation.
Neighborhoods such as Villa Lugano, Villa Riachuelo, Liniers, Soldati, Parque Patricios, Constitución, Parque Avellaneda, Pompeya, La Boca and Constitución, among others, stand out for their affordable prices, urban development and location, which allows for good connections without having to assume the costs of more central or more valued areas, such as the northern corridor of CABA.
Alejandro Braña , a real estate expert and member of the Colegio Inmobiliario Buenos Aires, told Infobae that these neighborhoods offer the highest rents in the city. “This is because the property values in these areas are considerably lower than in other more expensive areas of the city, which allows investors to access several units at a lower cost.”
In these neighborhoods, with USD 150,000 you can buy up to three apartments and generate an annual income of 7% or 8% compared to Palermo, Belgrano or Recoleta, where the rental surplus is less than half, according to the sector.
Braña noted that although profitability is sometimes omitted in statistics, these peripheral areas of Buenos Aires showed relatively high rental income.

These prices for used apartments, which once seemed unattainable in a city like Buenos Aires, are now a reality. We must not miss this opportunity, it is truly unique and I don’t think it will last much longer.”
Compared to areas such as Belgrano R, where the average price reaches USD 2,150 per m2, or Palermo, which doubles the value with USD 2,360 per m2 in the second-hand market, these emerging neighborhoods offer much lower prices.
“As UVA mortgage loans gain ground in the middle class, this trend is expected to even out, as more people begin to take advantage of these affordable purchasing options in the southern neighborhoods and some western areas of the city,” said Gómez Picasso.
In addition, recent figures show a particular behaviour: in the last year, properties priced below USD 1,300 per m2 fell in value, while those priced above USD 2,000 per m2 showed an increase.

“If we segment the neighborhoods of CABA into these ranges, the trend is clear. Good locations increased on average last year (+3.82%), while not so good locations fell (-1.18%),” added Gómez Picasso.
