The Larrazábal and Ramón Lorenzo Falcón avenues , which connect the Liniers and Villa Luro neighborhoods in the city of Buenos Aires, have become key axes in the transformation of the real estate market in western Buenos Aires. Growth in this area is supported by the development of mid- and high-end residential and commercial projects, factors that have strengthened the image of the area as an attractive destination for new residents and investors.


The boulevards also stand out for their range of gastronomic services and recreational spaces , and generate a strong interest among families and young professionals.


The progress in the dynamics of the real estate sector in Liniers and Villa Luro is visible through a growing demand for properties, both for sale and for rent. The optimized public infrastructure together with the strategic location also close to Avenida General Paz and its connection to the province were decisive in this boom.


Evelyn Buzzelli , a representative of Re/Max FLY, said: “Numerous developments have transformed a depressed plaza into a very attractive and sought-after area.” She also mentioned the area known as “Las Mil Casitas” and the surrounding areas of the avenues as the most sought-after areas for property purchases.


The market on Larrazábal and Ramón Falcón offers a wide range of options for buyers.


Claudio Masini , from Masini Properties, explained that prices on these arteries are usually 10% higher than on side streets due to their visual appeal and greater demand: “Their boulevards add green to these arteries and give them freshness ,” he commented to Infobae .

Generally speaking, one-bedroom apartments cost around USD 80,000 , “while three-room apartments range from USD 120,000 and higher depending on the location and characteristics of the property,” Masini added.

On the other hand, Natalia Rucci and Santiago Gambetta , from Rucci Properties, explained that the values in Liniers and Villa Luro vary depending on the specific area.

“On the route between Larrazábal and Liniers, one-bedroom apartments are sold for between USD 60,000 and USD 115,000 , while towards Villa Luro prices rise to ranges of USD 85,000 to USD 165,000 depending on whether they are new constructions.

“Three-room apartments located from Av. Larrazábal towards Liniers, depending on their condition (used or brand new), range between USD 90,000 and USD 150,000 for used ones, and between USD 165,000 and USD 300,000 for brand new ones ,” Gambetta explained.

On the Villa Luro side, two-bedroom apartments have prices ranging from USD 125,000 to USD 250,000 for used apartments, and are located between USD 270,000 and USD 450,000 for brand new apartments.

Rucci added: “In the case of chalet-style homes, prices are usually between USD 430,000 and USD 550,000 , which reinforces the exclusivity of certain sectors.”

Meanwhile, rents also reflect this disparity, but the important thing is that after the DNU that repealed the Rental Law, the supply in this part of CABA increased by almost 90% since the end of 2023.

Compared to properties located a few blocks away from these avenues, prices in areas close to Ramón Falcón and Larrazábal can be between 15% and 20% higher, depending on proximity to commercial, gastronomic or transportation services.

Historical origin of both boulevards​

The names of the avenues also have a historical legacy linked to important figures in Argentina. Ambrosio Larrazábal , who gives his name to the boulevard of the same name, was a soldier who participated in the defense against the English invasions and in battles alongside General José de San Martín .

Meanwhile, Ramón L. Falcón , whose name the avenue is named after, was the head of the Buenos Aires police at the beginning of the 20th century; however, his repressive management of workers' strikes earned him the controversy of the time. It should be noted that there were proposals to change the name of this last artery, but they did not prosper .

Urban planning advantages and accessibility

From an urban planning perspective, Larrazábal and Ramón Falcón avenues offer strategic connectivity that benefits both residents and commercial investors. These arteries stand out for their proximity to main roads such as Av . General Paz , Av. Rivadavia or the Perito Moreno Highway , which amplifies easy access to other sectors of the city.

Rucci stated: “The width of the streets along with their architecture and layout is graceful and beautiful to the eye, creating a feeling of spaciousness ,” which contributes to the residential appeal.

There are more than 9 buildings in Falcón and its surroundings in different stages of completion and others that were recently completed.


Larrazábal, in particular, has a network connected to cross streets such as García de Cossio and Ulrico Schmidl , among others. These streets not only reinforce residential use, but also enhance mobility and commercial connectivity.


For its part, Ramón Falcón is linked to key points in Villa Luro and the National Guard , one of the areas with the highest demand at present, thanks to its proximity to entertainment, sports and quality gastronomy spaces.

In works and perspectives​

The increase in residential projects is visible. Eleonora Medeot Minujen , from Century 21 Medeot Minujen, indicated that on Larrazábal Avenue, from Emilio Castro to Ramón Falcón, there are three developments under construction that are mostly residential.

There is also a growing gastronomic scene in this area.


On Ramón Falcón Avenue, there are nine projects in different stages of development. This dynamism not only drives interest in buying homes, but also investment in the rental market for those looking to reside in the area.

He also mentioned that the money laundering implemented in the same year had a moderate impact, particularly boosting investments in mid- and high-end properties.

The Plaza Ejército de los Andes , bordered by Albariño, Avenida Rivadavia, Corvalán and Ramón L. Falcón streets, opened in 1939, is located in an area that has experienced significant real estate and commercial development in recent years. “In its vicinity, modern residential buildings and numerous bars and restaurants have flourished, making up a growing gastronomic hub,” said Masini.

According to Zonaprop, the average price per square meter to buy in a well is USD 2,054 in Villa Luro and USD 2,197 in Liniers .

The evolution of the market in Larrazábal and Ramón Falcón consolidated these boulevards as key points in the Buenos Aires real estate scene. “They revitalized the residential appeal of the west and reflect a clear trend towards modern urban centers.”
