A private survey confirmed that in the sector known as Las Cañitas/La Imprenta , within the extensive neighborhood of Palermo , a significant level of occupancy of premises was maintained until 2024: 93% of the properties are active , either rented or managed directly by their owners.
This was confirmed by the work of Maure Inmobiliaria. Between the district delimited by Avenida del Libertador, Luis María Campos, Dorrego and Virrey Loreto, where more than 950 commercial spaces were analyzed , 857 of them in activity , detecting a diversity of more than 100 categories within a space of 53 blocks.
The number of vacant premises showed a slight increase compared to 2023, going from 6% to 7%. “Most of these vacant spaces do not have signs indicating their sale or rental,” says the study.
Of this 7%, 77% lack visible signage , making it difficult to determine how many are on sale or not in use.
Soledad Balayan , a market analyst at Maure Inmobiliaria, explained to Infobae that the persistence of empty premises for long periods “is often linked to the property's financial situation, such as inheritances or disagreements between heirs.”
The presence of traditional premises and their continuity over the years is also important in this commercial focus of CABA: the report highlights that 202 businesses remained in the same premises since the initial analysis carried out in 2009; they represent 28% of the spaces investigated in that year .

The situation was also affected by urban renovations in the neighbourhood. Thirty-six spaces that once served as commercial premises were transformed into buildings under construction , creating uncertainty about the future of ground-floor commerce.
This segment includes restaurants, cafes and small establishments dedicated to delivery or takeaway food, which represents 15% of the total number of establishments in operation. According to the report, “the restaurant sector added five new establishments in the last year” , consolidating itself as a key driver in the commercial profile of the neighborhood.
Balayan explained that this trend is due to the fact that Las Cañitas “is a neighborhood of experiences rather than of consumption of material things. It has always been a place where its inhabitants seek to sit down and enjoy a coffee or a meal.”
Despite the upturn in gastronomy, other sectors have registered a considerable decline, such as health food stores, decoration and clothing.
According to Balayan, “the healthy grocery segment found its ceiling in this neighborhood,” while the decor may have been affected by import costs and unfavorable exchange conditions.
And clothing “ is a sector that has been hit hard for years , with costs that are difficult to transfer to prices that demand is willing to pay. In addition, it competes with the preference and advance of online shopping, especially among young people,” explained the real estate expert.

The annual census covered 21 streets and 3 avenues in this picturesque neighborhood, whose commercial profile showed a certain general stability in 2024. However, the figures indicate that there was a greater change in the businesses occupying the premises , compared to 2023.
“This may be linked to renegotiating contracts, seeking better terms or even moving to other neighborhoods,” Balayan explained.
It is important to highlight a striking fact: on real estate portals there are about 40 publications of premises for sale and 13 for rent in Las Cañitas.
As for rental prices, they start from USD 450 for small spaces, ideal for utility bills or currency exchanges (21 m2), up to properties of $8,000,000 per month intended for gastronomic businesses, with 450 m2 and large warehouses. These properties are located on streets such as Ortega y Gasset, Soldado de la Independencia, Báez or Migueletes, among others.

Sales prices, on the other hand, show a greater disparity: they start at USD 95,000 for 51 m2 on Avenida Luis María Campos at 500, go up to USD 108,000 for 63 m2 and exceed USD 900,000 in larger spaces, with 350 m2 in total, located on Báez at 300.
Balayan explained that some properties for sale already have commercial activity, with current rental contracts, which contradicts the idea that all premises for sale are empty or without activity. However, it is common that there are no visible signs on the facades, since "the owners simply do not want to identify them in this way ," he added.
