One-bedroom apartments in the city of Buenos Aires attract particular attention in the real estate market for buying and selling, both for their versatility and for the profile of buyers interested in reducing their square footage without losing functionality and comfort.
With an offer of 18,909 available units – equivalent to 27% of the total apartments for sale in CABA – these one-bedroom homes are consolidated as an attractive alternative both for those looking to reduce square meters and for investors who can obtain a return in dollars of up to 8% annually according to certain neighborhoods of CABA such as Barracas, La Boca or Balvanera.
Palermo tops the list with 3,230 units for sale, representing 17.1% of the total supply, followed by Belgrano (1,679 units), Recoleta (1,337 units), Caballito (1,383 units), Villa Urquiza (1,200 units) and Núñez (959 units), based on a survey conducted by the Valencia Neira Real Estate real estate agency based on data from specialized platforms.
These neighborhoods concentrate the greatest demand due to their strategic location, connectivity and access to services, consolidating themselves as key areas in the Buenos Aires real estate market.
According to Leandro Molina , country manager of Grupo QuintoAndar (which owns Zonaprop) for Argentina and Peru, these apartments offer an intermediate solution since they allow for better distribution of space and greater privacy.
Despite their popularity, two-bedroom apartments are also in demand in CABA and Greater Buenos Aires (GBA) north. However, in GBA west and south, “one-bedroom apartments gained ground, and surpassed studio apartments in demand,” Molina added.
Since the reintroduction of mortgage loans, they are also sought after as first homes.

In addition, the demand for these apartments has grown among those who lived in larger, more expensive properties to maintain, so they opt for a more practical and affordable property.”
The advantages of one-bedroom apartments include the separation between the living area and the bedroom, which provides privacy and an orderly lifestyle.
“They are also easier to maintain and usually have lower expenses. The addition of terraced balconies and amenities such as SUM or green spaces adds value to these units, making it possible to expand the use of space without needing more square meters,” Valencia Neira added.
Demand
In the current context, both couples and people living alone find in two-room apartments an option that satisfies their needs for space and privacy.The trend towards smaller square meters is a response to changes in life stages and the search for greater efficiency in the use of space.
Molina explained that couples and people who live alone are among those most interested in buying two-room apartments. “This is because these units generally offer more square meters and a division of spaces, two characteristics that provide greater independence and privacy, whether for resting, studying or working.”
Other notable neighborhoods include Belgrano, Caballito, Villa Urquiza, Recoleta and Núñez. The combination of strategic location, connectivity and access to services make them highly sought after.
“Neighborhoods such as Almagro, Villa Crespo, Saavedra and Colegiales also maintain a robust offer, presenting themselves as attractive alternatives for those seeking a good relationship between price and location,” said Valencia Neira.
