A new US$300 million venture will give life to a property of approximately 25 hectares: it will have 40 buildings, three closed lots, a school, medical offices and public green spaces

Turn off your snooze, avoid rush hour traffic, and don't worry about parking. These are some of the benefits of living in a 15-minute city, a term coined for urbanizations where all essential services such as home, school, work and shops are just a few steps away. There are already several examples of satellite cities that exist in Argentina, and now a new one is added 35 minutes from the city of Buenos Aires.

In the town of Bella Vista, within the San Miguel district in the northwest of the Buenos Aires suburbs, a new venture driven by a mega investment of US$300 million will give life to a property of approximately 25 hectares to create a five-minute city. There will be three new gated communities, 40 residential and office buildings with an open road network, a school, a health center, two bridges to connect key points in the area and green spaces with a large lagoon for the community.

“It will be an open neighborhood with the security of a closed one.” It will have a single street that connects it with Bella Vista, so there will not be as much traffic and residents will be able to use the public space to go for a walk or ride a bicycle, which will make it safer," he says. Martín Boquete, director of Toribio Achával, a real estate agency that markets the project together with Andrés y Asociados. In line with this concept, he clarifies that in the coming months the streets will be opened for public use.

The incorporation of a new typology​

The development dubbed Nuevo Bella Vista is carried out by Fiduciaria Bella Vista SA, a company that has a team of professionals such as architects Sartori & Larroca Mendizábal. Its masterplan seeks to revolutionize the area and add a new, almost non-existent typology: apartments.

Bella Vista, founded in 1864, is traditionally a town noted for its abundance of green spaces, tree-lined streets and country houses. The passage of time converted these villas into small open and closed developments that increased the density of the place but without losing its quality. Today the area of influence of the town up to 30 minutes is 1.6 million people.

To respect its original spirit, one of the first buildings of the venture was designed based on the concept of high-rise houses. The first building that will be launched for sale in the first weeks of October is called Vistana, and on its three floors it will have apartments with two to four rooms: two rooms with a garden and terrace of 95.5 m², three rooms of 169.8 m² and four rooms of 240.6 m².

Tickets will range from US$79,000 to US$170,000 with the option of financing in pesos with CAC adjustment, within 24 months, the construction period of the work. The average price per square meter starts at US$1,400 and the estimated revaluation is US$2,000 by the time the building is finished in 2026.

It should be noted that in Bella Vista there is a shortage of apartments, but the few published on real estate portals average values of US$56,000 for a brand new one-bedroom unit.

The first building will have one- to three-bedroom high-rise houses and the value per square meter will start at US$1,400.

Next year, the project will also launch a second building that will begin to shape the open road grid on which the buildings are located. In this case it will be offices with a commercial base.

The project contemplates that the buildings have an offer of commercial real estate. In the first development there will be a gastronomic establishment, although as the different projects are built the service offering will diversify.

The master plan has several macro lots available to construct buildings as demand grows, as well as to construct usable spaces. One of them is already under construction is the new headquarters of the Sagrada Familia School, recognized among the inhabitants of the area, a work that they hope will be inaugurated in the second quarter of 2024.

In addition, the developer is in negotiations to install outpatient clinics of a renowned medical center on another of the large lots, which will be built on the lot next to the school.

At the same time, the area is going through a slight process of residential transformation. Boquete points out that “many of the current developments are aimed primarily at a local audience. These basically consist of lots located in small gated communities. This process of transformation of the area, from low to medium density, is similar to what happened in other corridors of the AMBA, north and west.

The project aspires to be a five-minute city where leisure, housing, work, education and health come together.

“In the case of lots outside gated communities, the value is around US$200/m² on average, while within closed or gated developments that value rises to US$250/m². In the case of apartments, prices are around US$1,100/m² and houses in gated communities ask for an average figure of US$1,600/m²,” Manuel Sanucci, from Century 21 Mare, scans the area.

In the project there is also space for single-family homes: in total there are three closed lots that add up to more than 100 plots of 600 square meters and all of them are already sold. “Half of the offer was bought by parents from the Sagrada Familia school and 30% of the lots were sold to residents of nearby neighborhoods such as Hurlingham and El Palomar,” says Boquete.

All the lots have already been sold, buyers come from nearby districts such as Hurlingham and El Palomar.

The development is surrounded by traditional neighborhoods in the area such as El Lago Villa Victoria, Chacras de Alcalá, La Escondida, Buenos Aires Village, Buenos Aires Golf, San Miguel de Ghiso, Los Berros Barrio Privado, La Candelaria, Las Acacias, Villa Flaubert, Bella Vista Chico and Las Praderas de San Ignacio.

Green space and sport​

The project, which already has municipal approval, has a significant amount of green spaces with native species that will be landscaped. Among them, we can highlight a linear park along the Reconquista River, 500 meters long and 50 meters wide, a 2-kilometer coastal park at Arroyo Los Berros over the Los Berros stream with a vehicular bridge, and a 3-hectare central park with a large regulatory lagoon, where you can go walking and cycling.

In Bella Vista there is a strong imprint of sporting activity and this hockey and rugby club, originally conceived as a rowing and nautical activities club, is one of its most popular options.

On Francia Street, there has been an aerobic corridor for years that crosses a large part of the town, where marathons are held, residents exercise on the machines that surround it and since the inauguration of its new section this year it reaches Muñiz.

The linear park next to the Reconquista river in Nuevo Bella Vista will have 12,000 square meters.

Likewise, the city is home to the Buenos Aires Golf Club, a prestigious club that is considered one of the best golf courses in Latin America. The green golf courses of one of the most important neighborhoods of Bella Vista have attracted important political and sports figures on different occasions in recent years, such as former presidents Mauricio Macri and Barack Obama in 2017 or the soccer player Carlos Tévez.

One step away from the highway​

The new urban axis is located in a strategic location: it is located at the intersection of the Buen Ayre Highway and Gaspar Campos Avenue, which is the main entrance and exit to Bella Vista and neighboring towns. The development is reached through a large public roundabout on Gaspar Campos Avenue where a YPF service station is under construction.
These routes accelerate your contact with entertainment proposals in surrounding areas such as the center of San Miguel, the gastronomic center of Parque Leloir, the Terrazas de Mayo shopping center and the residential area of Ituzaingó.

The project is located at the intersection of the Buen Ayre Highway and Gaspar Campos Avenue.

In turn, the project is located 9 kilometers from the Acceso Oeste highway and 16 kilometers from the Panamericana. Its location on the Buen Ayre - AUSOL axis connects it in less than half an hour with the Soleil outlet, the Unicenter shopping center, Plaza Oeste and Nine Shopping.

With an eye on connectivity, the developer doubles down and plans to strengthen that connection with key points in the town itself. The project proposes the opening of an internal boulevard that will link this point with the center of Bella Vista, through the construction of a bridge that will begin construction at the end of this year and would be ready in mid-2024. “This will alleviate the traffic, improve the environment and security of the entire area,” says Boquete.

The town is connected to Buenos Aires via a wide network of buses and the San Martín Railway with a terminal at the Retiro station.
