A building famous for appearing in a series has become the most photographed in the Belgrano neighborhood. Experts point out that the views, whether from a window or from the balcony, can be decisive when evaluating a home and deciding to buy it.

In the real estate market, properties offering panoramic views have become a key value for buyers, both end users and investors. These views, whether open, towards green spaces, the river, the sea or the urban landscape, not only have a visual appeal, but also bring spaciousness and luminosity to the environment, essential aspects for well-being. And also monetary value.



Views add an experiential element to living in the property. Although these properties tend to cost more, buyers see them as sought-after assets because, due to their prime location, they tend to maintain or increase their value over the long term, granting them exclusivity and status.

Martín Pinus , from Martín Pinus Real Estate, told Infobae that “properties that offer views of historic buildings or monuments in the city of Buenos Aires are especially attractive due to their cultural symbolism and identity. These properties usually attract the interest of a specific market niche, and their demand increases when they have a privileged location or are of high quality. This advantage can translate into an increase in the value of the property that varies between 15% and 40%, depending on the relevance of the icon to which it is oriented and the market demand at a given time.”

In the premium property market , the most valued views are panoramic views from high floors, offering unobstructed river views or spectacular sunsets. In addition to the visual value, they also provide a level of privacy that is highly appreciated in this segment.

Pinus pointed out that properties with large windows, terraces or balconies overlooking green spaces are in high demand, especially in the luxury segment, where views of iconic buildings or buildings with distinctive designs are also valued.



Influence on purchasing

A panoramic view can be key when choosing a property, adding both aesthetic and economic value. In some cases, the view can outweigh the value of the property itself , especially in buildings exposed to the river, parks or iconic landscapes.

On the iconic Avenida Alvear and nearby areas between Recoleta and Retiro, the views also offer exclusive panoramas.

Germán Gómez Picasso , from Reporte Inmobiliario, pointed out that “views of historic buildings or monuments can have a considerable influence on the price of a property. “It will depend on where the openings face and the distance between the property and the element to be seen. In addition, the architectural quality and the condition of the property are crucial. There is no exact percentage, but the buyer knows that he is paying for an eternal painting , something that will always be there.”

The characteristics that make the view an attractive factor in the purchase of luxury apartments are varied. A panoramic view that adds value can raise the price of the property, while an unfavorable view could reduce it. “A good view has value, a bad one can even detract from it,” added Gómez Picasso.



High-rise apartments in Puerto Madero are worth 20% more for their unobstructed views. There are also older apartments with stunning views in CABA and GBA, and decorated units stand out even more.


In Punta del Este (Uruguay), an apartment with a sea view can cost up to 50% more than one without, reflecting the value that buyers assign to properties with privileged views, as a luxury object.

Towards the river and the open horizon always offers a vital plus in the price of the house

In Nordelta, a lot with water view can cost up to USD 400,000 or USD 500,000 more, depending on its size and linear meters of view, showing how this factor significantly impacts the price.

Gómez Picasso added: “In CABA, the views become more relevant from higher floors, where the spaciousness and luminosity increase. Neighbourhoods such as Palermo, with views of the Bosques or the Botanical Garden, are clear examples of how location influences value.”

Pinus said that although the filming of the series did not directly impact property values, it did generate an increase in the visibility of the area and the interest of potential buyers. “Inquiries about properties in the vicinity of the building have grown, driven by the popularity of the series and the media coverage of this sector of Belgrano (close to Plaza Barrancas, the renovated Chinatown and several clubs in the area).”

Pricing notions

Apartments with views of squares such as Plaza Alemania, Plaza San Martín or Vicente López, and the mansions on Av. Alvear, have a higher value, reaching between USD 5,000 and USD 7,500 per m2 in some cases.

In premium developments, the m2 can reach between USD 9,000 and USD 12,000. In Bajo Belgrano, with views of the river or parks, prices range between USD 9,000 and USD 10,000 per m2, while without views, they fall to around USD 4,000.

Good views boost the value of a property

The appraisal of a property depends on several factors, such as location, floor, construction quality, state of repair, orientation, amenities and garage. All of these elements influence the final value of the property.

In Plaza Alemania, recycled properties start at $4,000 per square meter, while in Plaza Vicente López, prices are around $3,800, dropping to $3,000 or less in areas without views of the green.

Views do not only depend on the height, but from the seventh floor onwards they become more important. “In neighbourhoods such as Puerto Madero, prices reach USD 10,000 per m2, while in Palermo, Belgrano and Núñez, views of the river and parks can significantly increase the value, with prices reaching USD 10,000 in luxury towers,” concluded Pinus.

Crazy how how big the price range is for a unit with a view and without considering location is the same and the building's the same. Although I´m sure the $10k/m2 has numerous luxury touches as well. And on the list of views ranks best, rivers and parks would rank near the top for sure, while also drawing a premium for location.
