Did you buy a pozo unit? I didn't know builders could combine units like that. Now larger apartments are in demand. For the past years they only built small studios and 1 bedrooms in many buildings. Now more people are looking for bigger properties.
 
Thank you @FuturoBA. I think you also bought a place not too far from mine. How are your rentals going? I agree about spending the money to get it higher end. I own a few rental apartments and I have been able to get more money with nicer furniture and a good mattress. The biggest factor is that I get a lot of repeat guests that come back because it is nicer than most others. I was surprised there isn't many things readily available at the high end. I either had to wait to get it shipped there or they had to make it. My sofa bed took a while to make. So did the black out curtains which had to get custom made.


Thank you @CraigM! Yes I am excited when the next property in Palermo Hollywood finishes. I think it should be similar but I bought a 2 bedroom apartment in that building. Mike told me you bought a 3 bedroom in that building so I'm jealous. We will all have to celebrate once that building is done. I'm told that 5 of us bought in that new building.


That is the thing I hate about Airbnbs and mostly why I have rented hotels because a nice hotel always has decent mattresses. In BA, I rented a really high end Airbnb with @earlyretirement and it was great. Very nice furniture except the mattresses were very cheap and hard as a rock. My back hurt for a while after that.


I noticed the same thing. Mike told me that most rental guests that are couples want a King bed but the price for a King vs. a Queen really jumps up so most people just get a Queen. Or there might not be much room for beds in the small bedrooms in BA. My bedroom wasn't huge but I took BuysellBA's advice to put in a King bed even though it took up a good portion of the room. And so far that was great advice because people were looking for a King bed. It seems like the key in BA is to do things that other owners aren't doing and you will have less competition that way.


Thank you @Avocado! It did turn out great and I am happy. Originally I was going to buy with a building with a pool, gym and a bunch of amenities but I was told that those buildings have high HOA bills. For my first purchase, I just wanted something low maintenance with low fees.

I was surprised it was so low but you can see my actual bill below for January. The originally estimated it would be around $100 USD per month. The bill was 71,172 pesos which was about $59 dollars. I'm told it should go up as more and more owners move in. A lot of the units in the building are short-term rentals. @earlyretirement bought a few for himself and about 6 for other investors. They told me that water is included in the HOA bill but all the owners will get pro-rated amounts based on the size of their units. So maybe it will go up a little but they told me it should stay under $100 dollars a month.

Sorry to hear your condo fees jumped up so much. But are you really trying to compare what bills were 20 years ago?? If I gave examples of everything I am paying in the USA that have jumped up from 20 years ago I would have an endless list.

I do feel for those in BA who are having to deal with this. I wouldn't want to pay those kind of monthly fees for an apartment. But even still, my friend has an apartment like mine in downtown San Diego and he pays about $900 a month hoa fees so mine are about 8 X less expensive. He does have a full time doorman around the clock and mine leaves at 6 PM.
Mine came partially furnished so I was disincentivized to upgrade to anything new. Rental has been great as far as being fully booked, but not quite that great as far as ROI. Not a big deal as I plan to be moving down soon.

Nicolas was great! I spent a week with him and his partner Gabriel and Mike from meeting to meeting. I wanted to buy a few properties in BA and wanted to get a sense of how they work so spent a lot of time with him and his team in his office. The last few properties I have purchased in Mexico were all pozo properties. I like buying pozos because of the discounted price but the the entire key with that is going with established developers. It is fun watching the progress of new constructions.

Wait. you are getting $200 dollars a NIGHT on your rental? Is that a typo? That is a very dear price. I thought most Airbnbs are very cheap in BA. That is very expensive! Why not just stay in a hotel at that point!
Larry the ROI has been great! Mine isn't a 2 bedroom. Mine is just a small 1 bedroom. I was lucky to buy it when it was very cheap! I couldn't believe how cheap real estate is there in Buenos Aires for how great of a city it is. I paid about $150k for my place. This is the last rental I got for my place on Airbnb which was for a 32 night rental. All prices in USD.

In my building we have larger units. And you will find many of the older buildings in Recoleta are very big. But I'm told the past few years with the economy in the dump they were mostly building smaller units because locals couldn't afford anything more than a studio.

With mortgages people are looking to buy larger properties. I am surprised in many high-rises in Palermo there are only smaller units inside.

That's a fantastic ROI. Are you strictly getting guests on airbnb or through anywhere else as well?

My property is managed by @BuySellBA so they have gotten me some rentals from mostly Airbnb but they have a few of their own clients that rent with them every year. I had an offer for 1 year but I turned it down because I want to use it 2-3 times a year. I could have taken it and then rented a place but it isn't the same as staying in my own place. I bought another bigger apartment to come and use with my family but it won't be done for 3 years.

I have been blown away so far. And the best thing is all the guests have told me that the photos don't do it justice. So feedback has been great and everyone has loved the location. I probably walked around BA about 10 miles a day all over and I thought the central location was wonderful. I am 4 blocks from the subway, bus lines very close, a Carrefour express across the street, a big Chinese market a few buildings down and a mega Coto supermarket one block away. Fruit stores all around the area every few blocks and a great bakery and ice cream store at the corner.

It's true that rental prices drastically went down from many years ago. I was one of the first companies to start short-term rentals in Buenos Aires. This was 6 years before Airbnb even started. Back when I started after the corralito in 2002, we could charge huge prices. For example, even on many studio apartments in Palermo I was charging $150/night $900/week or $2,700 per month. Same thing for one bedroom units pretty much anywhere in Recoleta or Palermo.

Then once many people copied our model prices slowly drifted lower as there is a lot of competition. One thing that most owners won't do is spend a lot of money on really premium mattresses and higher end furniture. There has always been a small % of the Airbnb guests that are willing to pay for that. Same for business travelers that are expensing their trips to their companies.

The prices are lower now vs. before but you always will have a segment of the tourist market that will spend a lot of money on premium accommodations. Look at the Park Hyatt and Four Seasons. Small rooms are going for over $500 USD per night. There is always demand for that higher end market.

There are tons and tons of rentals on Airbnb but most of them have terrible furniture or uncomfortable mattresses.

I bought a few units in the same building that Johnny did and they are renting out well and guests love the location.

Yes you and I both keep pushing our trips to BA into the future. What is your excuse? I am allergic to mosquitos and not fond of coming down during a Dengue Fever outbreak, was told NOT to come in the winter and better to change my ticket to better weather and then my two girlfriends are planning to leave BA because it is too expensive.

I still want to come down. I lost my Airbnb credit to the place I booked but I still have an airline credit. I am still in Spain but might plan a visit in October. I heard the weather is lovely then. I like Johnny's apartment so maybe I can get a special price? @Johnny I sent you a DM. I would take great care of it.

Yours turned out fabulous as well! Looks like you guys have the same designer as your furniture looks the same. I love the amount of sunlight you get and those views are great. Does the building have a pool?
Thanks Betsy and Wally. Good timing indeed. I actually sold most of my personal properties in Buenos Aires in 2017/2018 at the peak as property prices were very high. I was there in June/July 2023 and it was just ridiculous how much property prices fell. From peak they fell about 50%. I just knew it had to be the bottom and started buying again for myself and my investors. I still think property prices are very cheap in Buenos Aires for being such a great world capital city.

Yes, we had the same interior designer. She bought all the furniture for our places and did all of them for my clients in the building. No pool in the building but it has a solarium where you can suntan and also has a BBQ grill to cook and outdoor showers but no pool as they wanted to keep expenses down.

Pools are nice in the summer but they really are only open a few months out the year. Plus, I look at Buenos Aires kind of like NYC, people don't really go to swim, etc. Pools are great in the summer but as a property owner I prefer not having one and NOT having to pay higher expenses. My other apartment building in Palermo Hollywood has a rooftop pool and my expenses are very high. Almost $400 USD per month.

I love love love these. I sent you a DM @earlyretirement. Not sure if you give any discounts to members but when I come to BA I would love to stay there. I just saw the location and it seems ideal. My friends stayed in a place in that area not far from Alto Palermo mall and told me it was the best area to stay in because it was so central. They said they got tired of Soho and tourist central!
 
That is the listed price but with weekly bookings it's discounted a bit. But it's still several thousands of dollars each month in rental income. You have to keep in mind some 5 star hotels like the 4 Seasons or Park Hyatt are up to $600 - $700 US pre night and those are mostly smaller rooms.

Many people want the space of an apartment and also a full kitchen. On longer term stays they like having a washing machine and dryer. Staying in an apartment is a different experience than staying in hotels. You live more like a local in an apartment vs. hotel. One is different from the other.

The positive thing is there are many different price ranges for all sorts of properties in Buenos Aires. Tons and tons of rentals here so something for everyone.


Yes you make a good point Avocado. Many people in buildings are paying late due to the high cost of expenses now. Here is an apartment I own in Palermo Hollywood in a building with a lot of amenities like 24/7 security, doorman, spa, gym, pool on the roof and expenses have gone up quite a bit. You can see all the people late on their bills. (Look at Deuda Column).

I'm surprised that delinquency rates are so high. 30% to 40% is kind of shocking. What happens in buildings that consistently has people paying late? What if something major goes wrong? How will they pay for it? That is a scary statistic.

@FuturoBA what kind of ROI are you making? You can PM me if you don't want to answer. It sounds good that you're keeping it full but sad to hear ROI is so low. Maybe you are pricing too low? I guess since you are using it soon but I was curious as it is difficult to tell what kind of returns are expected for short term rentals. My friend there owns a few apartments and he said long term is a better deal now. He claims to be making 5% on long term rentals where guests pay all the bills. He had one of them as an Airbnb but he was complaining that the condo fees kept going up and utilities too so he switched to long term again on both.

Kudos on the apartments. They look great! You sure do have good timing. I read some of the articles on your website how you starting buying after the big crash. Selling at the top and then buying again at the bottom. Are there any more apartments in this building for sale?

Are there many business travelers to BA? I wouldn't think there were many companies sending employees here with the cepo. My girlfriend's father told me that many foreign companies pulled out of Buenos Aires over the past few years. Are they coming back? Congratulations @earlyretirement on your apartments. They turned out great.

There aren't any more apartments for sale here. Last year I went to see the model unit but they only had a ground floor apartment and I wanted something higher up. What a difference a bright apartment makes. The one I visited on the ground floor was very dark. And the furniture wasn't that great. These look much better but I guess the view makes a big difference. The one I went to had no view. They showed me another apartment but it was dark because there was a tree branch in front of the window. Nothing like these.
