Apartment prices listed on real estate portals continue to rise, with two-bedroom rentals averaging around $590,000. Here's how much they cost in each neighborhood.

Rental prices for properties listed on real estate sites in the city of Buenos Aires registered a 3.7% increase in the listing price in February 2025 , above inflation (2.4% last month), according to the index published monthly by Zonaprop .
A key fact is that the current supply volume fell 8.2% in the second month of the year, but is 2.9 times higher than that recorded in February 2023 —a historic low. This was one of the positive effects of the repeal of the rental law in December 2023, which successfully rebalanced the market in 2024, both in terms of supply and demand, as well as prices and adjustments.
“ The rental market continues to seek equilibrium , and so far this year, the listing price has fallen in real terms,” shares Soledad Balayan, owner of Maure Inmobiliaria. Analysts agree that this reduction is due to a stabilization of the real estate market, as owners adapted to the new rules established by the DNU and returned to renting their units.
New rental contracts have accumulated a 40.7% price increase over the past 12 months , below inflation, which was 66.9% year-over-year and below the current ICL adjustment (174.42%). The latter is the index by which contracts signed under the law repealed by the DNU are adjusted annually.
"The increase in rental prices is related to the evolution of inflation . Currently, the price of new contracts is moving in line with the CPI (Consumer Price Index) data," says Leandro Molina, director of the real estate portal.

The repeal of the Rental Law (27.551), approved in July 2020 and subsequently amended in October 2023, allowed for the parties' freedom to prevail in the negotiation of crucial points in rental contracts starting in 2024. The key for both parties, landlords and tenants, is to reach written agreements on these points, as well as any other relevant aspects, in order to prevent potential conflicts in the future.
In numbers, the average rent for a one-bedroom apartment in the city is $489,115 per month , a two-bedroom apartment can be rented for $586,791 , while a three-bedroom apartment costs $788,847, according to Zonaprop .
As for profitability, it decreased slightly in February compared to the previous month. The rent-to-price ratio stands at 5.20% per year. Today, it takes 19.2 years of rental investment to recover the investment, 8.5% less than what was required a year ago. Lugano and Nueva Pompeya remain the best neighborhoods for investors seeking rental properties , with an average return of 8.4% each. Puerto Madero (3.4%), Palermo (4.2%), and Belgrano (4.3%) are the ones that generate the lowest profitability .
