Rental prices rise again in the northern area

After the first three months of the year in which rental prices in the northern area had been slowing down, in April and May the publication values rose again. What you need to know if you want to buy in the northern area

Regarding the purchase and sale values of GBA north, the average publication price of the apartments was US$2,194 per m² in May. Paz Oeste is positioned as the most accessible, with an average value of US$933 per m², followed by José C. Paz Centro with US$946 per m² and Barrio Infico, at US$951 per m².

Is it advisable to invest in the northern area?

In the month of May, the rent/price ratio decreased to 3.99% annually . Currently, it takes 25.1 years of rental to recover the purchase investment, 7% less than a year ago.

Belén de Escobar continues to be the best option in terms of profitability with a gross return of 6.6%. Pilar and San Miguel follow , with a gross return of 5.3% and 5.2% respectively. Vicente López, La Lucila and Acassuso lead the ranking of neighborhoods that generate the least profitability, with a gross return of 3.7%, 3.8% and 4%, respectively.
