In the midst of a market that continues to grow, the number of purchase and sale transactions that took place in March in CABA and the Province of Buenos Aires was revealed.

The real estate market continues to show signs of recovery , and the number of property sales transactions completed in recent months is a testament to this. This is reflected in the latest figures, which show that 4,747 deeds were executed in the Autonomous City of Buenos Aires in March, representing a 39.7% increase compared to the same month last year.



Although this is a significant increase (almost 40%), the year-over-year increase had been greater in previous months , with January registering a 93.7% increase compared to the same month the previous year; in February, the year-over-year growth was 94% . Looking back to December, the increase was 68.1%.

Industry experts agree that this is a good number, but assert that the growth could have been higher. "The last few months have been very busy; Argentines are becoming aware that property values remain low and that construction costs are rising," says Diego Cazes, general manager of LJ Ramos.



“There continues to be a sustained increase in sales transactions, although March is typically much better than February in terms of the number of transactions,” analyzes Soledad Balayan, owner of Maure Properties. Indeed, monthly growth (February 2025 to March 2025) was 10.6%, while in 2024 it was 53.59% and in 2023 it reached 65.36%. In this regard, Balayan adds: “ In many years, this monthly increase exceeded 50%.”



“The number of transactions isn't bad; it's good that there's growth every month, but it could have been better ,” explains José Rozados, director of Reporte Inmobiliario.



Indeed, if we analyze other data, the picture suggests that the numbers continue to be positive: there have already been more than 12,000 purchase and sale transactions in the first quarter of this year. Furthermore, 2025 will see nearly 3,000 mortgage transactions in the first quarter, compared to less than 250 last year . "Overall, we have accumulated 34 consecutive months of year-over-year growth ," adds Jorge De Bártolo, president of the Notaries Association of the City of Buenos Aires.



Meanwhile, the amount involved in March transactions was $618.541 billion, a 105.8% year-over-year increase. The average transaction value was $130,301,460 (US$118,645 according to the average official exchange rate): it grew 47.3% year-over-year in pesos, and 20.1% in US dollars.

The mortgage loan boom

Focusing on loans granted in March, 992 mortgage deeds were recorded, representing a 1,042% increase compared to the same month last year. This is the sixth consecutive month in which 1,000 credit transactions have been recorded.



"It's a fairly stable number, but it wasn't a sudden increase like Macri's UVAs," the Notaries Association analyzes, adding: "To put this into perspective, in March 2018, there were more than 6,000 transactions, of which 2,200 were mortgages. That is, more than 30%. Now, in March 2025, the share of loans will be around 20%."



Specialists agree that greater macroeconomic stability is needed to increase the number of mortgage loans granted . A recovery in real wages and stable inflation are also necessary to open up access to mortgage loans for more people. Furthermore, everything will depend on the banks' funding capacity, so they can continue lending money to borrowers.



“Stability is necessary for credit to continue. Loans will continue to work, but rising inflation is frowned upon ,” analyzes Cazes. “We have to wait and see what the effect of inflation is and understand whether it scares or curbs credit demand. But it will be offset by another reality: a stable dollar is good for the market, and the end of the currency controls is also good, so credit transactions should remain stable or show a tendency to increase,” adds Balayan, who explains that with the dollar at $1,100, as it has been these past few days, the number of pesos needed to purchase a property has dropped.

For his part, Rozados attributes the fact that mortgage loans have not shown such a large increase to two reasons: "The fact that mortgages have stabilized and are not growing at such a dizzying pace can be explained by the rise in interest rates of many banking institutions recently and by the rise of the MEP dollar in March , when this was still the exchange rate used to buy dollars when applying for a mortgage loan." He adds that, with the end of the currency controls and the establishment of the dollar's fluctuation band between $1,000 and $1,400, "there are more certainties and loans have growth potential , although everything will depend on macro variables and the availability of banks to lend money."



How were the properties sold in the province of Buenos Aires?

For its part, the Province's deeds also showed positive numbers. In the third month of the year, 10,317 sales were recorded, representing a 42% increase compared to the 7,251 transactions carried out in March 2024, according to data from the Buenos Aires Notary Association. In this case, the monthly increase was greater , with a 30% increase compared to the 7,952 transactions in February.



Mortgages also accounted for a significant number of transactions, with 1,669 registered in March, representing a year-over-year increase of 430% and a monthly increase of 18%.



"The data collected confirms the growth trend that began in 2025, which we had already seen since the end of last year. The consolidation and stability of certain variables explain this revitalization of the sector, which we hope will strengthen in the coming months," said Guillermo Longhi, president of the Notaries Association of the Province of Buenos Aires.
