Rental prices in CABA rose again in the last month, how did 2024 end?

Palermo is among the neighborhoods with the most expensive rents in the city of Buenos Aires Daniel Basualdo

In a context in which three types of contracts coexist at the same time , after the repeal of the last Rental Law registered in the DNU of President Javier Milei, rents in the Autonomous City of Buenos Aires (CABA) increased by 2.3% in December , according to the latest survey carried out by Zonaprop .

According to this increase, a 40 studio apartment rents on average for $465,091 per month , a one-bedroom apartment for $550,450 per month and a 70 m² two-beroom apartment for $740,874 .

Ranking of the most expensive and cheapest neighborhoods to rent

For example, Puerto Madero continues to lead the ranking with the most expensive rentals , with an average of $941,093 for a one-bedroom apartment of 50 m² . This is followed by Núñez and Palermo with $613,414 and $613,414 , respectively.

Apartments listed in December increased their rental prices by 2.3% Rodrigo Nespolo

While, among the most affordable prices are Vélez Sarsfield ($485,671) , Floresta ($474,456), and Lugano, the latter being the only neighborhood that continues with values below $400,000 , with $395,326 per month for a one-bedroom apartment .

The neighborhoods that recorded the highest price increase

According to the platform, Nueva Pompeya, Parque Patricios and Lugano are the neighborhoods that showed the greatest increase from one year to the next , while Agronomía is the one with the lowest increase. The list is presented as follows:

  • Puerto Madero : 94.8%
  • Lugano : 84.9%

  • Boedo : 63.5%
  • Villa Crespo : 52.4%

  • San Telmo : 36.2%


Minor increase​



  • Chacarita : 20.6%
  • Retiro: 17.8%
  • Agronomia : 15.7%
