Rental prices in CABA notably slowed down their increase in the last three months

Palermo is among the neighborhoods with the most expensive rents in the city of Buenos AiresDaniel Basualdo


In the midst of a context in which three types of contracts coexist at the same time , after the repeal of the last Rental Law registered in the DNU of President Javier Milei, rents in the Autonomous City of Buenos Aires (CABA) increased by 2.3% in April , marking a strong slowdown for the fourth consecutive month, after rising 21% in January and 18.6% in December, according to the latest survey carried out by Zonaprop .

According to this increase, a 40 studio apartment is rented on average for $383,954 per month , a two-room apartment for $440,072 per month, and a 70 m² three-room apartment for $588,039 .

Ranking of the most expensive and cheapest neighborhoods to rent​

Currently, Puerto Madero leads the ranking with the most expensive rentals , with an average of more than one million pesos ($1,052,056) for a two-room, 50 m2 apartment . This is followed by Palermo and Colegiales with $505,329 and $491,794 , respectively.

While, among the most affordable prices are Liniers ($357,222) , Mataderos ($342,813) and Lugano, the latter being the cheapest neighborhood with $292,918 per month .



The neighborhoods that registered the greatest price increase​

According to the platform, San Telmo and Parque Avellaneda are the neighborhoods that presented the greatest year-on-year increase , while Palermo is the one with the lowest. The list is presented as follows:

  • Montserrat: 248%


Intermediate increase​


  • Lugano: 227.8%
  • Villa Crespo: 210.7%
  • Vélez Sarfield: 205.2%

  • Patricios Park: 188.6%


Smaller increase​


  • Chas Park: 175.6%
  • Boedo: 174.4%
  • Palermo: 171.3%
