A region in the Buenos Aires metropolitan area adds a type of real estate offering that consolidates the area as a developing hub.

New housing developments continue to emerge in the Canning corridor area and office space is multiplying.
The Pilar area is not the only one that has developed in recent decades, as there is a place south of the Buenos Aires metropolitan area that, like the northern area, is experiencing a boom that was strengthened after the pandemic and today has constant growth that continues to consolidate .
Located 40 minutes from Buenos Aires, Route 58 is home to the Canning Green Corridor, which has added a large number of gated communities in recent years and now boasts a market for office projects that is slowly beginning to take off.
“Canning has grown tremendously and today can't meet the demand for commercial space, offices, and medium-density residential apartments ,” says Martín Boquete, director of Toribio Achával. Indeed, the area has several office projects that will add more than 63,000 m² to the demand. “Canning reflects a global trend: when you have residential and retail development , offices and education end up consolidating the city. In this way, an ecosystem is created where life—work, home, school—can flow together ,” says Domingo Speranza, CEO of Newmark Argentina.
Damián Garbarini, director of DG Negocios Inmobiliarios, describes Canning’s evolution in three specific moments: “ There were three milestones that marked the growth of the area : one was in the late 90s with mortgage loans, which attracted a lot of people; the second could be the winning decade of soybeans, with the investments that came from the countryside between 2005 and 2006; and the last was the pandemic, which went from being a wave of growth to an exponential boom and that brought retail , high-rise, medium-density housing, condominiums, clinics, and more education .”

The area boasts several advantages, not least its location: unlike the Pilar hub, which is 60 km from Buenos Aires, Canning is 39 km from Buenos Aires City . "The inauguration of the new Pte. Perón Highway (already open in the sections that run through Canning, Ezeiza, and San Vicente to and from Route 3 - La Matanza) has brought a lot of fluidity to the area and driven new developments that clearly support the growth of the corridor," emphasizes Eduardo Bagnato, director of ventures at Toribio Achával.
The latest census figures further demonstrate the area's growth. Although the "Canning Corridor" includes areas from several districts (Ezeiza, San Vicente, Esteban Echeverría, and Presidente Perón), just analyzing the numbers for the town of Canning reveals the area's exponential growth: today it has 18,457 inhabitants, but in the 1990s it barely had 4,136, according to Poblaciones.org . In other words, the town grew 346.25% in just over 30 years. If the figures are extended to the Ezeiza area, Gastón Granados, mayor of that municipality, explains that "25 years ago, this Canning/Ezeiza area had approximately 8,000 inhabitants. Today, this number has increased to almost 100,000 residents , mainly from the middle and upper-middle classes." He further explains that the expansion of gated communities was a key factor in urban transformation, and reveals that the region is currently home to more than 60 residential developments , including country clubs, private communities, and high-end condominiums.
Regarding the offices currently being built in the area, Speranza explains that they will provide local services, consulting rooms, or studios for professionals to work in, which are typical of suburban developments. He points out that the same logic followed in Pilar: the area grew and added office buildings that ultimately consolidated the location. In the case of Canning, "it's not a new office hub like Catalinas, but it does consolidate the area as a development hub ," he emphasizes.
Ten years ago, Toscas Office was built, a 9,000 m² building with 90 offices adjacent to the shopping center. By 2026, developer SW plans to deliver Toscas Office II, a new building with an investment of US$11 million and 102 offices in 10,014 m², as well as underground parking and a restaurant offering.

“We opened 90 offices in Toscas 1 10 years ago, and they've been fully occupied from the start, always with a waiting list , so we saw great potential that motivated us to build more,” says Walter Pérez, president of Emprendimienos SW. He reveals that in the pre-sale of Toscas 2, which lasted three months, they sold 70% of the space, and today it's completely sold out.
Just 500 meters from the Toscas district stands Sky 1, a building completed three years ago, with 8,000 m² distributed across 100 offices. Next door, Sky 2, another building with 120 offices and 13,000 m², has just begun construction and is estimated to be ready in 36 months. “We built the first building because we saw that there were almost no offices in Canning; after the pandemic, with the home office movement, we thought it wouldn't be successful, but today there's a waiting list to rent because people want to work where they live,” shares Leonardo Fella, owner of the Malega development company, which builds these buildings in the area, which are rented by accounting firms, law firms, medical offices, beauty salons, among others.
This isn't the only office development currently under construction by the developer. Just a few blocks away, they're building Mercado Canning, an 11-story building with 17,000 m², which will add another 100 offices and a shopping mall with 22 stores on the ground floor. The project has been under construction for a year and a half and is expected to be completed by December 2026.

These developments are not the only ones in the area, as sources close to LA NACION reveal that a megaproject is approaching in Canning that will add residential, commercial, and office space to the area. Specifically, they will build 15,000 m² of offices , each measuring 60 m², with the possibility of expansion.
Another project to be built includes two AAA office buildings in the 750-lot gated community better known as Pride Canning . “The shopping center is currently under construction , which will house 98 retail stores across seven blocks, and once that's finished, we'll begin construction on the offices, a project that will total 8,000 m² and for which we estimate a 24-month construction period,” shares Maximiliano Mustafá, CEO of Pride, the neighborhood's developer.
