In Buenos Aires' dynamic and competitive real estate market , there are areas that stand out for their luxury properties, high demand, and prices that far exceed the city average. A recent report by Reporte Inmobiliario identified the six most expensive blocks in Buenos Aires , highlighting a clear concentration of value in the Puerto Madero neighborhood.

In its latest report on prices per square meter and per block for Buenos Aires City, Real Estate Report indicates the value of the different micro-areas within each neighborhood. This is because property sales prices are not equal within a single neighborhood. There are significant differences between blocks or small areas, as the report shows.
In Puerto Madero, the most expensive area is bounded by the streets Marta Lynch, Aimé Painé, Avenida de los Italianos and Azucena Villaflor , with an average value of US$6,561/m² and an average price per property of US$989,300 .
In second place is the area between Azucena Villaflor, Juana Manso, Aimé Painé, and Rosario Vera Peñalosa , with a value of US$6,475/m² and an average price of US$917,500 for properties for sale. These blocks are characterized by their proximity to Dock 1, their contemporary architecture, and the presence of high-end real estate developments.
In third place are the blocks bordered by Marta Lynch, Juana Manso, Avenida de los Italianos, and Manuela Sánchez , where the value reaches US$6,294/m² and the average property price is US$815,300 . This is a residential area with privileged views of the river and green spaces integrated into the urban landscape.

It is an area that combines nature and tranquility, with a lower construction density.
In fifth place is the area bordered by Juana Manso, Aimé Painé, Petrona Eyle, and Pierina Dealessi , where the average price per square meter is US$6,007 and the median property value is US$694,900 . This sector offers a location between residential areas and gastronomic corridors.
Finally, the sixth most expensive area is between Cecilia Grierson, Avenida Eduardo Madero, Machaca Güemes, and Avenida de los Italianos . There, the average value reaches US$5,568/ m² and the median property price is US$786,100 . This area is heavily developed with offices, corporate buildings, and luxury residential units, with easy access to downtown Buenos Aires.
An “economic” alternative within this premium area appears between the streets Juana Manso, Olga Cossettini, Regina Pacini de Alvear and Mariquita Sánchez de Thompson , with a value of US$4,692/m² and an average price of US$651,300 .
