It is a new mini-city, inspired by a model present in countries such as Paris, Barcelona and Melbourne, and offers something that did not exist until recently in the area.

The new northern city that copies a model from Paris, Barcelona and Melbourne



Leaving home and having everything close by is the golden dream of many. From the supermarket, to the children's school, the gym, the doctor's office, the greengrocer and a green space for recreation. This concept, better known as the "15-minute city", was born in Paris by the hand of urban planner Carlos Moreno and spread to cities such as Barcelona, Melbourne, Bogotá, Shanghai, among others, and is currently being replicated in a corner of the northern area of Buenos Aires.



In Argentina, the model arrived a few years ago at kilometer 19 of the Panamericana, in the triangle of San Isidro, San Fernando and Tigre. Better known as Buenavista , the project today has 10 residential, office and hotel projects under construction, totaling US$345 million in investments. Now this model is also being developed in the town of Bella Vista.



This is a project that will combine five gated communities, buildings, commercial premises, offices and even the new headquarters of the renowned Sagrada Familia de Bella Vista school on a 25-hectare site, with an investment of US$400 million.

Although the project is smaller than Buenavista, which has 120 hectares, it is emerging in an area lacking certain types of offerings. Traditionally, Bella Vista was the neighborhood where families moved looking to live in a house, with prices more accessible than those of San Isidro. However, the area has almost no options for medium-density developments, that is, apartments , something sought by young people who are taking their first steps towards independence or by older couples who want to leave the country houses in the neighborhood, without leaving the area and without losing the comfort offered by their home.



Bella Vista has practically no horizontal property ; there are products such as duplexes and triplexes, but the buildings are concentrated in the center of San Miguel, because the zoning of Bella Vista does not allow them,” explains Fernando Andrés, from Andrés y Asociados, a local real estate agency, who details that the apartments of Nueva Bella Vista will bring the concept of “high-rise houses” , since they will have the amenities typical of that type of property.



It will be built in front of the Reconquista River, a few meters from the Buen Ayre road - a road that connects the Western Access with the Northern Access - and is expected to house 2,000 families. “Everything will be just a step away, from work, school, services, shopping areas, recreational areas and even medical care,” explains Martín Boquete, director of Toribio Achával, a real estate agency that markets Vistana, one of the buildings to be built in the area and which will have two-, three- and four-room apartments, with garages and storage rooms. They will have a square footage of 55, 120 and 155 m², respectively, and will cost between US$2,100 and US$2,500 per square meter.

A new product in a market eager for meters

“The project combines a future mini-city, which will provide Bella Vista with what it does not have, since it is a town where everything is spread out and, to go to the butcher's, the greengrocer, the dentist, everything is far away,” explains Boquete, who details that the area has grown in recent years in terms of the supply of gated communities, which are now very consolidated, but that now a demand for apartments is awakening.



It is estimated that the entire development will be completed in 15 years, although the overall works, such as the access bridge, services and streets, are 80% done. Of the Vistana building, 80% has already been sold, while Terrazas and Riviera will be launched in March, the latter being the first office building. Regarding the five medium-density gated communities that make up the project, which have 500 m² lots, 100% have been sold and there are already 15 houses under construction.

A large part of the macrolots will be sold to developers who are interested in building the remaining medium-density buildings for commercial use. “Half of the people who have bought so far are from Bella Vista and, among them, there are 40% of people who come from Hurlingham, Palomar and the area west of Parque Leloir,” adds Boquete.



“Locals think it’s a closed project, but it’s an open concept ,” says Fernando, who says that the project will add an access that will directly connect the Bella Vista entrance roundabout (400 meters from the Camino del Buen Ayre descent) with the center of Bella Vista, so that local residents will be able to access their homes without having to travel the entire route along the traditional Gaspar Campos entrance avenue. In addition, it will be directly connected to the Regatas Club, one of the best-known in Bella Vista, so it can be accessed on foot or by bicycle, “without having to get in the car.”



It is no small feat that this is a project surrounded by water - the Reconquista River and the Berro stream. “The city has always turned its back on the river and this project will have a strip bordering the water and with native tree species and a commercial area that will also have a view of the river,” Andrés concludes.
