Three-room apartments are historically one of the most sought-after types of property, especially by families. They meet the basic needs of space and comfort that they require and the reintroduction of mortgage loans increased inquiries at real estate agencies to find out prices and conditions with the aim of purchasing.
Although all properties are expected to have good demand, especially those located below USD 120,000, this configuration appears to be the one that will be able to carry out more operations at the beginning of the new loans.
Germán Gómez Picasso , from Reporte Inmobiliario, commented to Infobae that “in the first stage of the UVA credits, both these apartments and houses will sell well in Greater Buenos Aires (GBA) and in the interior of the country. In the second stage, it is likely that higher-value properties will also be marketed easily, since those who sell their properties will seek to move to larger homes, taking the difference with a loan.”
The two-berooms usually have approximately 75 m2, however, in many cases, families end up accepting smaller units due to limitations in their savings and income to pay the mortgage.
Two-bedroom apartments are also the most in demand due to their size suitable for small families and their versatility, allowing additional uses such as studies or for teleworking.
What is expected
The new mortgage credit schemes appear to be more stable than those of 2016-2018, since they have adjustments less dependent on inflation.Current borrowers are advised to evaluate the sustainability of the credit, consider the stability and growth of their income, consult with a financial advisor, compare different credit options and plan for the long term.
Beigel clarified: “These steps help ensure that they can handle payments more effectively, avoiding the instability issues that have arisen in the past. With adequate planning, new mortgage loans can be a viable and safe option to access home ownership.”
Preferred neighborhoods and areas
From the segment they maintain that the credit will mainly streamline the segment of properties below USD 250,000, focusing on various areas of the different Buenos Aires neighborhoods. They also note as positive that the option to acquire a second home has been included, either for those looking to expand or for investment.
Francisco Bosch , from Miranda Bosch Real Estate & Art, highlighted the importance of taking into account the location of the property when purchasing to better protect the investment. “Neighborhoods like Recoleta, Palermo and Belgrano were historically positioned as a haven of value and today present a purchase opportunity through mortgage credit,” he said.

Probably, the demand for three-room apartments with credits will be concentrated in the neighborhoods in the city center, such as Almagro, Boedo and Villa Crespo.
“These areas are very well connected and values remain relatively low. In addition, the few three-bedroom units available in the Microcentro area , where Banco Ciudad offers a preferential rate, could be sold out quickly,” said Gómez Picasso.
In the GBA, there are also houses in good condition and well located at values below their reconstruction cost, representing a great opportunity, especially for residents of the area, especially for those who have USD 50,000 in their savings and need to apply for the another half to buy a three-bedroom.
Colegiales is a good neighborhood to capture mortgage credit operations due to its strategic location near Palermo and Belgrano, its quiet residential environment with tree-lined streets, and its constant real estate development with new constructions and renovations.
Beigel advised: “With USD 100,000 and a loan of USD 50,000, I would recommend considering a two-bedroom apartment in a growing neighborhood, a property to be remodeled in a central area or an expanding property in neighborhoods such as Colegiales, Villa Urquiza or Chacarita. It is also important to be close to public transportation and look for options with low maintenance costs to ensure a good investment.”
