I strongly believe we need to go back to how it was before with 2 year terms and following real estate laws for tenants and owners. The tenants had a lot of protections previously which are all gone now. The shift of power has changed where as both had power, now all the power has shifted to the property owner.

The rental contract will be drafted by the property owner and/or their lawyer. They will always have the upper hand. I worry about the protections for the basic rights of a tenant and people will be at the mercy of the rentals without any protections.

Laws are always a good thing when they protect both parties. Now, all owners will want to only charge US dollars and I doubt repairs will be down on a timely basis during the rental period. I'm not sure if there will be anywhere a tenant can complain. There doesn't sound like renters will be able to do much. The owners are in the driver's seat.

The head of the Argentina Property Association today said that all contracts will be ruled by the Commercial or Civil code that they were using before the 2020 Crazy Rental law change.

It is their opinion that now contracts can be signed in whichever currency both sides agree to. It can be for any time frame both agree to and it can be adjusted at a term that both sides agree to.
the decree didn't say this but no one has a gun pointed at them to sign it. Both are free to accept or reject to sign it.

Am I mistaken that this President has only been in office a few days?? Wow, this is a lot of changes. Things sound like they are going to either end up really good down the road or really bad. I don't know enough about Argentina to tell which but it sounds like the country had a lot of problems this guy is trying to fix.

Yes, only 13 DAYS! He is kicking ass and taking names. No President in the history of the world has worked so hard and so fast. He is keeping the protesters in check too which I NEVER thought I'd see before in Argentina. I actually saw people protesting yesterday and they were only blocking traffic at a RED light. Then they promptly moved when the light turned green. What a difference 13 days makes.

There is much to fix in this country but this is a good start.

It just sounds like chaos a bit with zero regulation at all. I know rental tenants that are so desperate to find something. I have some friends whose lease ends in January 2024 or February 2024 and they can't find anything. They are in Airbnbs now and paying nosebleed prices. A few friends are adults and moved in with relatives temporarily.

Contracts can be put together where it's conning tenants and in a legal dispute the rich property owner will win against poor tenants who signed a skilled contractual agreement.

I'm puzzled by all these foreign expats from the USA/Canada and UK and Australia here depending this horrible behavior. Why are you in Argentina? You are not in your home countries. Things here shouldn't work like home. Or maybe you came to Argentina because you can't hack it back "home"?

Javier Milei is a breath of fresh air. YES, things will be painful in Argentina but most that elected him knew that fixing things will be painful. Fixing a hundred years worth of damage takes time. It won't happen overnight.

The laws need fixing. Finally the rule of law will rule the day. There in the past have been crazy need for guarantors to co-sign because the laws are broken. Many tenants that stop paying who stay beyond their terms and even damage the property out of spite or anger and nothing really the owner can do. Now, owners can set common sense rules to get them OUT of their properties if they break the terms of the lease. Yeah.

wellllll, what has been happening the past 100 years?? the rich elite families like the Kirchner Mafia have bought-up huge parts of southern argentina, and the poor are now going through 1% DAILY INFLATION with their Peso going from the 300s to over 1000 in the same year. people have to run around with stacks of $1 USD-equivalent bills to do anything, and then property owners have to operate on a black market or offer 3-year locked leases that trap them. i see tons of empty apartments from my balcony right now. why do you think that is? i wouldn't be renting in Pesos or to locals with the old laws, either.

Well the inflation that has been going on the past year can't easily be slowed down. Milei is trying to fix the issue but no way he can stop the massive inflation either. This is going to take time and prices will go way up. Will be interesting to see if the blue dollar goes back up. I hope so.

I for one appreciate hearing both sides of the perspective. The truth is NOBODY knows what will happen. No one. Anyone pretending to is lying. This will take a long time to see if it works or not. Not days, weeks months and maybe Years. Nothing this grand has ever been attempted to fix Argentina. Neither side knows how it will turn out.

My guess is the blue dollar goes back up in February or so. Painful for locals but those of us with USD can't complain too much. The alternative to going back to the USA doesn't exist for many as it is sky high expensive there. That's not an option.

I agree. I almost wait for @Larry to tell us all how Argentina is already more expensive than the USA because Milei has been in office 2 WEEKS and @Avocado tells us the world will end because Milei got elected and how Massa would have magically solved everything.

On a positive note, Milei just confirmed they are coming out with 20,000 and 50,000 peso notes!
