In the mountains of Córdoba, a trend has deepened in the last five years, such as building hotels with condominiums and subdivisions for private houses on the same surface. For example, there are projects that promote unexpected investments, such as the case of Pueblo Nativo in Villa Giardino (Punilla), a resort that opened four years ago and has now announced a new investment of US$10 million to be executed by the end of 2026. The development was the first five-star resort in the mountains of Córdoba and is now becoming all-inclusive for the summer. “We broke with the seasonality of the destination,” says Jorge Chemes, president of AMD, a company specialized in tourism ventures.

The venture was made possible by the participation of 18 foreign and Argentine investors, of which five account for the majority of the investment.



The first investment was US$20 million, including land purchases, a 106-seat hotel and 32 condominiums, as well as a golf course designed by American Golf Design, directed by architect Randy Thompson. Now, the 110-hectare property will be expanded to a seven-hectare property , adding 7,000 covered square meters. In addition to the condominiums, a 200-seat restaurant, another pool, an amphitheater and recreational areas will be built.

Chemes stresses that the project arose with the challenge of integrating into the community, breaking the seasonality and validating a high rate. Full occupancy in Córdoba is 30% of the year. “We managed to comply. The leisure and corporate market, which today is 5% of the total, and we aspire to double that by 2025. We are also positioning ourselves as a wedding destination,” he says.

At the beginning of the project, there were legal actions by the community regarding the possible environmental impact of the work. The courts ended up rejecting them. For the new facilities, they will have electric mobility; they are also installing solar panels to become the first photovoltaic subdivision in Córdoba. They are also advancing in the process of being certified as carbon neutral; they reduced the amount of plastic per guest from 11.5 kilos to 1.23 kilos and they have a sewage treatment plant.

The original investment in Pueblo Nativo was about US$20 million.

Chemes points out that they have an average annual occupancy of 50%; they employ 170 people on a permanent basis (it is the largest source of employment in Punilla). Looking ahead to summer, when many Argentines who can vacation are expected to travel abroad, the executive maintains that they share their leisure public with these options and that, in general, they are people who take vacation periods several times a year.

Regarding the business model, this new stage allows investors to enter with tickets starting at US$28,600 with an estimated return of 10% per year in dollars . Interested investors can participate in the project through the condominiums, whose pre-sale price is US$156,000 for one-bedroom condos and US$217,000 for two-bedroom condos.



You can also buy a sixth of the room . The investment is US$28,600 or US$39,000 depending on the number of rooms. For both, the approximate calculated return is 10% per year in dollars and days of use in low season.
