In a context where prices accelerated unexpectedly in March and inflation for that month, according to INDEC, was 3.7%, higher than in January and February, some are wondering about the state of prices for services and housing, among others.
If we analyze the specific case of rentals in a university city like La Plata, where demand for apartments is high throughout the year, prices vary significantly depending on the area. Founded on November 19, 1882, La Plata is known as the "City of Diagonals," "of Linden Trees," and "of Students," given its extensive educational offerings at the university and tertiary levels.

Famous for having been planned from scratch, in a development that creates a perfect square, it has several locations on the outskirts of this geometric shape that are also part of the La Plata district, although each has its own particularities and offers varied rental prices.
The closest to the "square" are Tolosa and Ringuelet , areas where houses predominate. Going even further north, there are Gonnet and City Bell , more residential areas with country clubs and, in the case of the latter, a shopping center where a thriving gastronomic scene has developed recently. Further north still is Villa Elisa, an area where spacious houses predominate.
“ Neighborhoods like City Bell, Gonnet, and Villa Elisa tend to offer higher values , especially for larger properties or those with more amenities. On the other hand, areas like Ringuelet and Tolosa offer more affordable options, appealing to those looking to balance cost and location ,” shares Facundo Franchi of Century 21.

The latest Real Estate Report, from early February 2025, shows that the average rent for a one-bedroom apartment in La Plata is $397,690.When asked about average prices in each area of La Plata, Franchi of Century 21 explained that, as of April of this year, the areas were around the following prices:
Center of La Plata
- Studio apartments: $290,000 to $320,000
- One bedroom apartments: $350,000 to $430,000
- Two bedroom apartments: $500,000 to $750,000
Gonnet and City Bell
- Two-bedroom/duplex homes: start at $700,000 and go up to $1,000,000
- In gated communities, homes range from US$2,000 to US$4,000, depending on the gated community and the property's amenities.
