Apartment Rental Where to find unfurnished rentals without recibo de sueldo or garantía?

Like many here my earnings aren't mostly deposited in Argentina so recibo de sueldo is out and I don't own property so no garantía.
It seems all inmobiliarias require these and they have all of the best apartments

When we were looking recently, some places offered that we could buy garantía insurance since we're in a similar boat (foreign income, no local fam., no property). It's not cheap, and on top of the fee they'll hold like six months of rent until the end of your contract, but it might be an option.

An owner would have to be totally crazy to do a long term lease to someone without a guarantor. The whacky laws here are such that you could stay in it and stop paying and it would take them a long time to go through the court system to get you out. Just go through one of the agencies or rent on Airbnb. I know the rate will be higher but I doubt any owner would want to do a long term rent without asking you to pre-pay.

I've done a long term 1 year lease on a few of my properties to foreigner but I had them pre-pay the entire lease up front which they did.

Heck, even if you own your own property, they do NOT let you use your own properties. I'm not sure why this is. When I was leasing my office space I couldn't even use my own properties. I owned many apartments in Buenos Aires but they made me ask one of my friends.

Purchasing a Garantia insurance requires DNI and proven local income.
Yes, this was my experience not long ago too. I had a guy coming here for work and he was trying to get one of these policies but he said he couldn't due to these type of requirements. In the end, his company ended up pre-paying the entire lease up front in lieu of a guarantor.

In Argentina cash talks and BS walks...... The laws are too screwed up here.

Besides getting co-signer, and besides paying the entire year upfront are you all having luck renting a year lease? Even on Airbnb some don't want to do a year lease. I am curious, has anyone done a long-term rental? Did you have to pay the entire year up front? Or how did you find someone to co-sign for you?

I ran into the same thing but my advice is to use both Airbnb and also Zonaprop - https://www.zonaprop.com.ar.

On Airbnb I asked some owners via messaging if they would be open to lease a long-term 1 year lease. I just copy/pasted the same message to all the ones I was interested in. Many did not work as the owner had future bookings already. I did not have luck on Zonaprop. There were not as many listings when I was looking a few months ago. There are more now but I dealt with mostly flaky realtors that sometimes did not show up even when they said they would meet me. My assistant set them up but I don't know what it is with realtors here but many are just unprofessional and never showed up or late.

Also keep in mind some realtors except to get a commission if you rent the property. I did not like that and some were really annoying about it.

I couldn't find a way to buy the insurance policy that some were looking for. I offered to pay up to 1 year ahead of time but even then some owners were changing the terms on me after we agreed to a deal. I ended up renting an Airbnb that I liked and then worked out with the owner to rent it long-term off the site. I used a money transfer firm to get the cash here and paid about 2.5% fee but all went without a hitch. Just make sure to note that the contract has to be in Spanish here to be legal. The owner is very nice. Our deal is I pay for the monthly expenses (electricity, gas, building condo fees).

It was the first time I prepaid a lease up front but seems to be normal here without a co-signer. I spoke to other expats that did the same thing. I hope that helps.
