The real estate market in the Buenos Aires Metropolitan Area (AMBA) showed variations in sales and rental prices during January. According to a private report, the value of apartments rose in most of the areas surveyed , while the value of houses for sale continues to decline both in the monthly and year-on-year comparison .
This was confirmed by the analysis carried out by Mercado Libre Inmuebles and the University of San Andrés (Udesa). In the case of apartments , the price measured in dollars per square meter showed a positive monthly variation of 1.2% in the city of Buenos Aires , 0.6% in Greater Buenos Aires (GBA) North , 0.9% in GBA West and 1% in GBA South .
In year-on-year terms, compared to December 2023, apartment sales values increased by 10.4% in CABA , 2.5% in GBA Norte , 5.6% in GBA Sur and had a slight reduction of 0.1% in GBA Oeste .
As for houses , the price in dollars per square meter showed slight monthly adjustments, between 0.4% and 1.5 percent. But in the year-on-year comparison, falls were observed in all areas: prices decreased by 2.8% in CABA , 4.4% in GBA Norte , 2% in GBA Sur and 8.4% in GBA Oeste .
The lack of dynamism in the housing market is partially explained by the limited availability of mortgage loans for larger properties. “In contrast, apartments, which have benefited from a slight increase in these lines of credit, are showing a more sustained recovery. However, in general terms, the current level of financing is considerably lower than that recorded in 2017 and 2018, which continues to restrict demand and keep prices down in certain areas,” Paula Margaretic , a researcher affiliated with Udesa, told Infobae .
The average value per square meter of houses in CABA shows some year-on-year increases, while in GBA North and West the increases were smaller and even showed negative variations (see infographic).
Ana Abigail Riquelme , assistant at Udesa, added: “This shows differences in the market depending on location. Within CABA, neighborhoods such as Caballito, Belgrano, Palermo, Villa Urquiza and Recoleta are the most visited, which contributes to their higher price. This demand is due to factors such as good connectivity, access to transportation and a wide range of recreational activities, including restaurants. Consequently, location plays a key role in the variation in the value of m2.”
For houses , the rental prices in pesos also reflected significant year-on-year increases: in CABA , the price measured in pesos rose by 73%, while in GBA North , GBA South and GBA West , the increases were 32%, 74.7% and 88.2% respectively.
Monthly increases ranged from 0.1% in GBA Oeste to 5.6% in CABA , being more noticeable in the southern areas.
Margaretic said: “In CABA, the supply of rental houses is more limited due to the lower availability of land for large homes, which keeps prices more stable. On the other hand, in GBA Oeste, where there are more houses for rent, values are more sensitive to market changes. In January, the rise of the blue dollar (+10.4% compared to December) and the greater seasonal demand boosted prices in GBA Oeste, where rents rose above inflation.”
In CABA, however, the increase was more moderate. The dollarization of rents and “the greater sensitivity of the market explain why the impact was greater in the suburbs,” he added.
In the rental segment , apartment prices in pesos grew by an average of 2% per month in all areas studied during January.
On an annual basis, the increases were significant, reaching 39.3% in CABA , 43.2% in GBA Norte , 92.4% in GBA Sur and 101.3% in GBA Oeste . Meanwhile, rental house prices showed monthly variations of 0.1% to 5.6%, while in the interannual comparison the increases ranged between 32% in GBA Norte and 88.2% in GBA Oeste .
The report also highlighted the neighborhoods and municipalities with the highest demand for properties.
In CABA, Caballito , Belgrano and Villa Urquiza led the purchase searches, while in GBA Norte Vicente López , San Isidro and Pilar stood out .
Houses and apartments in Villa Urquiza. It is one of the Buenos Aires neighborhoods with the highest demand for buying and renting.
For GBA South , the highest number of inquiries were recorded in La Plata , Quilmes and Lomas de Zamora , while in GBA West , the most popular areas were La Matanza , Morón and Ituzaingó .
In a fluctuating scenario, apart from the ups and downs in values, experts recommend how to take care of the property.
“Owners can mitigate and avoid falling values by improving their properties with renovations or adjusting prices to make them more competitive. These strategies can attract greater interest and help recover value in the market,” concluded Riquelme.

In local currency, price behavior was different due to inflation. Values in constant pesos per square meter of apartments reflected monthly increases of 1.8% in CABA , 2.9% in GBA West , 3.4% in GBA South and 2.5% in GBA North . Compared to the same month of the previous year, the year-on-year variations were more marked, especially in the suburbs, with increases of 39.3% in CABA , 43.2% in GBA North , 92.4% in GBA South and 101.3% in GBA West .In contrast to apartments, the demand for houses to live in increases at this time of year, and that pushes up prices due to the increase in rental requests for three or six months, as allowed by the DNU that deregulated rentals in Argentina.
