It is one of the few Buenos Aires projects that was able to join a trend that is all the rage in New York: converting offices into homes.

It's an established neighborhood. It's steps from the river, and the real estate projects being built have the most sought-after views in the city: sunrise, horizon, water, sky, and on the clearest days, you can even see Colonia, Uruguay.
The area is also known for having and maintaining the highest sales prices in the city of Buenos Aires . There are very few new developments underway. Land is scarce. For this reason, Puerto Madero has now also been chosen to replicate a New York trend that emerged after the pandemic: redesigning an office building into a residential one.

In fact, New York City authorities have begun developing a plan to convert vacant offices into some 20,000 new homes. The target is some of the "abandoned" buildings in the Midtown South area of Manhattan.
In the Be Boulevard project, located at 400 Azucena Villaflor on Dock 2 of the city's youngest neighborhood, in front of a boulevard and steps from the water, the Mercedes Benz corporate building operated until a year and a half ago .
It has eight floors and two basement levels of parking. It will be built by revitalizing an existing structure, which is why it will require less construction time compared to starting from scratch: an estimated two and a half years. "This is a one-block development, which also opens onto three streets, with the longest façade overlooking the boulevard," explains architect Mariano Boruchowicz, a partner at the developer ABV, the firm behind the project, with more than 55 premium developments in Argentina and other countries, including Decó Polo, the two towers across from the Campo Argentino de Polo in Cañitas.

Gabriela Goldszer, director of Ocampo Properties, the company that markets Be Boulevard, explains that it will feature studio apartments with suites starting at 31 m² , two-bedroom apartments located on the project's corners starting at 42 m², and three-bedroom apartments starting at 84 m², in addition to penthouses with 143 m² or more. " Prices start at US$160,000," she adds. Professional studios are planned for the first to eighth floors.

Goldszer adds that the amenities are luxurious and focused on well-being. "They were designed to create relaxing spaces so residents can disconnect from their daily routine and enjoy special moments," she notes. Specifically, it will feature a 460 m² rooftop terrace with 360° panoramic views, a heated outdoor pool, green areas, meeting rooms, and coworking.
Those familiar with the real estate market know that what defines the value of a project is its uniqueness in structure and location. In line with this, Goldszer explains that " what makes this project unique is the revaluation of its structure, which was once the iconic Puerto Business Center ." It boasts technology and is also located in an area with an urban fabric. That is, it is surrounded by gourmet food and shopping centers, specialty coffee shops, museums, art galleries, and numerous green and recreational spaces.
