All the 2 bedrooms are sold out in Meet Palermo. There are only a few apartments left but they are all studio units and 1 bedroom resale. GyD Developers is a very trusted builder so if you're looking at their other project, they are a solid builder.I looked in that building and liked it but there are no more 2 bedroom units available! I want to get at least 2 bedrooms as I heard that is better for Airbnb rentals. I see this same builder is doing this project called Alma. Has anyone purchased in that development? If so, can you post about your experiences? There are only two 2 bedrooms left.

How big were the 2 bedrooms in this building? I looked but no more larger apartments for sale. Only smaller studio apartments. I don't see many larger 2 bedroom apartments. @Post-it can I ask what you paid for that apartment back in 2007? How many days a month does it get rented?Haha, I bought a small unit in Palermo Uno, piso 22, 'en pozo' through BuySellBA in 2007/8. Still have it and use it 4-5 months per year since my retirement. The rest of the year it's rented. Very easy to rent; according to guests: 1. location 2. view 3. gym 4. pool. More or less as Michael told me 15 years ago!
Considering the location, the new building will be brilliant for rentals. I stayed this year a few days in an apartment in a brand new building fully dedicated to AirBnb short term rentals. Clean, quite spacious, fully equipped etc, but crazy cheap (usd 28/day). Cheap and not well rented....My conclusion: wrong location (next to Tunnel del Libertador). Location is still king.
Hi @Todd there are no more 2 bedrooms for sale in that building. The 2 bedrooms are 75 sq. feet or 807 sq. feet. A very decent size for rentals. The last several years most projects mostly have been smaller one bedrooms or especially studio apartments as the market was very slow the past 5 years and only picked up again after Milei won the election. Now it is getting busier and the bigger apartments are popular again as locals and foreigners are buying bigger properties. This was the building that I bought my penthouse unit. I was told they all sold out in this building. Some owners might flip their units. They were originally supposed to be done the end of this month or beginning of September but they are a few months behind so I hope by end of October this building will be done.Wow that would be cool to have a 22nd floor apartment. Yes I visited this property and they only had a really small unit available. There was only 1 left when I visited it. I love that location. Hey @Digital Nomad! I just did get possession of my apartment and furnishing it now. It turned out great. Once I have my Airbnb listing up I will send it to you. I got in at a great time. I feel lucky. I wanted to wait until January to buy another place as I am coming to Buenos Aires again to check out my property and stay in it and was going to look at other properties. I want to buy a few more.@Johnny did you get your apartment yet? How did it turn out?
Congratulations Johnny. I bought a 2 bedroom condo in this building and would have liked to have kept it but my mom died suddenly after I got back home last year. I had so much to deal with and decided to postpone my move down to BA. I bought at a good time and was able to sell my apartment for about 22% higher than what I paid for it. I hired Buysellba to both purchase it and also to sell it for me. I didn't have to be in BA for any of it. Very easy to work with.Hey @Digital Nomad! I ended up buying in a pozo development that is just breaking ground now in Palermo Hollywood. Great area. I bought a 2 bedroom condo as I wanted a bigger place in case my family comes down too. It will take about 3 years to build.

An update on my first apartment. I am very very happy with how my apartment turned out. I want to thank @earlyretirement and @BuySellBA for all their advice and assistance with helping me buy my apartment and also furnishing it for me. I worked with their interior designer and everything turned out better than I imagined. They told me they couldn't promise me any specific ROI but I have been renting out my apartment a few months now and the ROI is much better than they forecasted. It has been rented out consistently and the feedback has been great.
Here are a few photos of my apartment. I ended up buying a 2nd apartment that they just broke ground on last month. It will take a few years to finish but the values on that property have already gone up since purchasing it. I mostly bought for cash flow in addition to capital appreciation. The value of my Meet Palermo has gone up significantly since I purchased it back in 2023.
Everything turned out exactly as BuySellBA told me it would.

I love Palermo Uno! I believe it's mostly all short-term rentals. I rented in that building for a few months. The views are some of the best in BA. Location is essential for me.
