There are no units left for less than $300,000 a month, but prices have stabilized. Why demand from college students has fallen

One-bedroom apartments are highly sought after by couples, singles, and professionals as well, as well as university students at this time of year.



The rental market for two-bedroom apartments in Buenos Aires is different from previous years. With the repeal of the Rental Law and the implementation of Decree 70/2023, the availability of units has increased, allowing for greater stability in prices.



Currently, in Buenos Aires, it is estimated that there are more than 5,000 one-bedroom homes with these characteristics available for rent. Furthermore, the drop in inflation has helped prevent rental prices from rising at the same pace as before and remain below the economic imbalance.

However, the monthly cost is still around $300,000, and demand from certain sectors, such as university students who typically drive the market at this time of year, is experiencing significant changes.



The segment maintains that the presence of students from the interior of the country looking for rentals has decreased over the last year, which has altered some of the usual market dynamics. At the same time, the three-month inflation adjustment has become the predominant contracting mechanism, while landlords prioritize rapid occupancy of units to avoid prolonged vacancy periods.

Jorge Toselli , president of JT Inmobiliaria, explained that "two-bedroom apartments are the most in-demand, as they meet the expectations of different tenant profiles. One of them is the typical student from the interior of the country with a good economic position, looking for comfort. The other corresponds to couples who are starting to live together and are trying out the relationship before taking a bigger step."



He emphasized that this trend will continue over the next three or four years. However, Toselli observed a decrease in the number of students from the interior of the country looking to rent in the city. "This year, we saw a 35% drop in this type of tenant. This is striking, since, in a context of population growth, this shouldn't be the case," he emphasized.

Regarding prices, he indicated that in Recoleta and Barrio Norte, a two-bedroom apartment facing the street, without amenities, ranges from $520,000 to $550,000, while in areas near the downtown universities, it ranges from $480,000 to $500,000, even near the Faculty of Medicine.



Stability

Regarding the market's evolution following the DNU, Toselli stated that "there was a greater supply of rental units. While prices didn't drop, they stabilized, allowing tenants to have more options to choose from."

He stated that this scenario is favorable for those looking to rent because "it's no longer necessary to reserve an apartment immediately for fear of losing it; if a unit is occupied, a similar one will soon appear."

Armando Pepe , a leading figure in the sector and owner of the real estate company of the same name, agreed that "rental dynamics improved significantly with the DNU and the agreement between the parties."

He stated that, unlike last year, there are now options for $350,000 or $400,000, depending on the location and the building's features. "Before, you couldn't get a two-room apartment for less than $500,000 in any neighborhood in the city," he recalled.

On the Cabaprop portal (which belongs to the Buenos Aires Real Estate Association), prices start from these amounts for units larger than 35 square meters.

Pepe noted that student demand is concentrated in areas near UADE and UCA, especially in San Telmo, where numerous small apartment buildings have been built.

He also warned that utility bills have become a key factor for tenants: "The first thing they ask is how much they pay, because they've skyrocketed ( up 170% in one year ). Not only because of the caretakers' salaries, but also because of increases in electricity, water, and elevator and pump maintenance."

Finally, Pepe dismissed the idea of a dispute between landlords and tenants. “The war that some sectors once wanted to create doesn't exist. Landlords need to collect rent every month, but also take care of common expenses and other obligations. The reality is that wages remain low and many small businesses are struggling to meet labor costs,” Pepe added.
