Despite the slowdown in inflation , published rental prices in the City of Buenos Aires continue to rise and remain above the Consumer Price Index (CPI) .

According to the latest report from Zonaprop , the average price of a one-bedroom apartment in Buenos Aires City rose by 3.7% in February , exceeding the inflation rate for that month by 1.3 percentage points, which, according to INDEC, was 2.4%.



So far this year, published rental prices have increased by 6.6% , while in the last 12 months, the increase is 40.7% . According to the real estate platform, "small apartments have seen the greatest year-over-year price increases."

The published rental price has accumulated an increase of 6.6% so far this year.



How supply impacts prices

Since the pandemic, the city's rental supply has declined significantly , reaching its lowest point in February 2023. However, following the repeal of the Rental Law in December 2023, the rental property stock increased by 62% in January 2024. Since then, growth has moderated, and March 2025 saw an 8.2% drop in the number of available units compared to the previous month.

"The rental market continues to seek equilibrium , and so far this year, the listing price has fallen in real terms," explains Soledad Balayan, owner of Maure Inmobiliaria. According to analysts, this stabilization is due to landlords' adaptation to the new market conditions and the return of units to traditional rentals.

In concrete terms, renting a 40-square-meter studio apartment in Buenos Aires costs an average of $489,115 per month . A 50-square-meter one-bedroom apartment costs $586,791 , while a 70-square-meter two-bedroom apartment costs around $788,847.
