There are some areas of the city of Buenos Aires where it is still very difficult to rent a property.

In a context where rent prices in the city of Buenos Aires continue to rise , with a 3.1% increase in March compared to the previous month, the market has recovered significantly following the repeal of the rental law. However, there are neighborhoods where finding a property remains a challenge .



It is important to clarify that the rental offer , after reaching a record number of listings in 2024 (with an increase close to 200%), began to show signs of adjustment .



According to the Buenos Aires Real Estate Association, the number of rental properties has grown since December 2023 , driven by the entry into force of Decree 70/2023, which repealed the rental law. However, in the last two months, the supply has fallen by 15.94%, with a drop of 8.65% in the last month alone.



According to Zonaprop, the most difficult neighborhoods to find a rental are : Villa Riachuelo , with practically no supply; Villa Soldati , which currently has only two properties for rent; and Villa Real , with only eight properties listed for rent on the real estate platform.



On the other hand, Palermo, Belgrano and Microcentro are the neighborhoods with the highest number of rental properties, with 3,222, 1,328 and 224 published advertisements, respectively.



In concrete terms, rental prices in the city reached record levels. Currently, the average price for a studio apartment is $509,943 per month . Meanwhile, a one-bedroom apartment rents for $604,905 per month, while a two-bedroom apartment reaches $813,274 per month .
